    Facilities Maintenance Manager

    Facilities Manager – Residential Estate
    Douglasdale, Fourways
    R25 000 – 35 000 CTC per month depending on exp

    Manage and evaluate all maintenance matters pertaining to the Estate and to remedy and effect everything necessary in relation to maintenance, within the ambit of the Sectional Title Act; to promote and protect the interests and positive image of the Retirement Village at all times.

    Requirements:
    • Engineering Degree or similar
    • 5 years minimum of previous exp in similar role

    1. Working Hours
    1.1. Hours are Monday to Friday 07:00 to 16:00.
    1.2. Due to the nature of the position the employee may be called upon during hours outside of these normal specified times. For this reason, the employee should live within a reasonable distance from the Village to permit a reasonably quick response time in an emergency.

    1.3. Duties General
    Monitor and respond to any maintenance problems reported on the electronic Job logging system.
    1.4. Other than emergency work, no work is to be done inside a resident’s unit.
    1.5. No private work for residents is permitted. Only work officially logged on the system is permitted.
    1.6. Report to General Manager the outcome of maintenance repairs and ensure he/she is kept informed of any issues that cannot be resolved.
    1.7. Monitor all roads, uneven pathways, road signs, boundary walls, buildings etc for any attention needed. Ensure these are appropriately addressed.
    1.8. Be responsible, with the input of the Managing Agent and/or a Director, for establishing a repair and renewal program (‘maintenance plan’) for the Village Infrastructure.
    1.9. Assist residents with maintenance emergencies where relevant and when possible.
    1.10. Ensure that Conduct Rules are adhered to. Report any misconduct to the General Manager.
    1.11. Ensure that stipulated duties and responsibilities, relevant legislation, organisational procedures and codes of practice are adhered to.
    1.12. Ensure that the workshop and storage areas are maintained to a high standard of safety and neatness. Ensure proper labelling and storage of consumables. Ensure tools are properly stored and maintained.
    1.13. Monitor the condition of the Village golf carts, conduct necessary maintenance and report any faults to the General Manager.
    1.14. Ensure that the maintenance allocated golf cart/s are cleaned on a weekly basis.

    3. Lifts
    4. Fire and Security Equipment
    5. Buildings
    6. Daily administration
    7. Inventory, Log Books and Asset Register
