    Construction Manager, GREF – Workplace Design & Construction (WD&C)

    DESCRIPTION

    • The Global Real Estate and Facilities (GREF) team provides real estate transaction expertise, business partnering, space & occupancy planning, design and construction, capital investment program management and facility maintenance and operations for Amazon’s corporate real estate portfolio across multiple countries. We partner with suppliers to ensure quality, innovation and operational excellence with Amazon’s business and utilize customer driven feedback to continuously improve and exceed employee expectations.
    • GREF’s Workplace Design and Construction team is looking for a Construction Manager to drive construction services on projects, including tenant improvements, new builds, expansions, and renovations of Amazon corporate facilities. Responsible for delivery of projects from outset of design through operational turnover, this individual must be comfortable operating on both strategic and tactical levels, simultaneously acting as a visionary, an internal ambassador, educator, analyst, solutions architect, and implementer. This role collaborates with leadership and other stakeholders to set a budget and schedule, then drive project objectives, scope, space allocation, cost, prioritization and sequencing of requests all within the set parameters. All of this is accomplished by building strong project teams that thrive and excel through collaboration. Manage contractor performance to ensure timely completion, compliance with cost requirements, organizational standards and other requirements and regulations.

    Key job responsibilities

    • Represent GREF to internal customers for the delivery of their space.
    • Work closely with and influence internal and external stakeholders including architects, consultants, contractors, and subcontractors to ensure decisions are made at the appropriate level and Amazon’s priorities are always the driving factor.
    • Provide management of design and construction projects, which may include the following:
    • Develop and implement project strategies and ensure appropriate resources are allocated to complete the project in accordance with the strategy. Develop and maintain project timelines.
    • Lead project meetings and progress reviews.
    • Provide feedback to design guidelines, including minimum specifications, basis of design for various building systems, etc.
    • Guidance of construction, including selection of contractors, contract negotiations, approvals of budgets, change orders, procurement and contracting methods, schedule, and subcontractors.
    • Evaluations, approvals, or rejections of changes by customers and other consultants
    • Monitor project budgets, track costs and prepare forecasts and accruals, manage change orders and contract modifications, review and approve payments.
    • Identify and mitigate project risks, ensure compliance with contracts and regulations, monitor safety standards and requirements, address and resolve project issues.
    • Hold Landlords accountable to lease terms such as premises delivery timing and condition.
    • Ensure tenant improvement allowances are collected timely.

    BASIC QUALIFICATIONS

    • Significant professional experience required in Real Estate Development, Architecture/Design, and/or Construction Management.
    • Highly competent with productivity software, including Microsoft Office, MS Project and SharePoint.

    PREFERRED QUALIFICATIONS

    • University/Undergraduate degree in construction management, business administration, engineering, architecture, interior design, or a similar discipline.
    • Keen understanding of sourcing/procurement, building systems and maintenance, vendor management and customer service.
    • Comfortable with legal terms and structures for standard commercial contracts and leases

    BASIC QUALIFICATIONS

    • Available to commence an internship in 2025.
    • You should then be available for 6 months, full time (40h/week) in Capetown
    • Recent Graduate or Pursuing a Bachelor’s or Master’s Degree
    • Fluent written and verbal communication in English (Level C1 or higher).

    PREFERRED QUALIFICATIONS

    • Studies within Finance, Economics, Engineering, Business Analytics, Mathematics, Statistics or similar fields.
    • Experience in Excel (macros, index, conditional list, arrays, pivots, lookups)
