Primary Purpose of the Job:

Primary Purpose of the Job:

• To assist and engage the Building Managers as well as support property managers in the planning, management and monitoring of all aspects related to the management of the portfolio and inspection of work to ensure that quality standards are maintained or improved. Also, to ensure strong customer relationships are built and expectations are met and managed.

Key Performance Areas (KPA’s):

• Ensure effective business relations with tenants.
• Takes charge of all emergencies and ensures responsible back-up is available in order to take corrective action as necessary.
• Manage the outsourced service provider’s teams, including any specialized services team.
• Conduct regular inspections of the buildings.
• Implement and manage a planned maintenance schedule.
• Implements all maintenance and general procurement of materials and parts, scheduled installations and oversees that such repairs are accomplished in a safe and timely manner.
• Manage any ad hoc repairs and maintenance as required.
• Take responsibility for the maintenance of all critical equipment in buildings.
• Establish and maintain a safe, clean, attractive and effective environment for all employees.
• Provide services and support in a high-quality, cost-effective manner by motivating the maintenance workforce.
• Provide and maintain the necessary tools, materials and equipment for efficient and safe work.
• Maintains accurate records with regard to annual inspection of equipment and general preventative maintenance including rotational work assignment and over-time allowances and staff related matters.
• Demonstrate responsible management of budgetary resources

Primary Purpose of the Job 

• Responsible for the maintenance of the building. Completes preventive maintenance, install new equipment and assists with routine building maintenance. Completes work order records and files all related maintenance paperwork. Assists area staff as required, responds to the maintenance needs of different departments and keeps management well informed. 

Key Performance Areas (KPA’s) 

Responsible for efficiently completing assigned maintenance duties: 

• Continuously checks and inspects buildings to identify maintenance needs
• Responds promptly and efficiently to tenant maintenance requirements 
• Responds promptly and efficiently to duties allocated to you by the building manager or operations manager 
• Checks all main outer an dinner doors (broken glass, open and close properly etc) 
• Checks exterior of buildings and identify problem areas  
• Checks and replace lights inside toilets, foyers passages, stairways, parking areas and external security lights 
• Check all fitting in toilets (taps, basis urinals etc) and repair if necessary. ' check all equipment such as air-conditioning plant, standby pumps, sump pump, water tanks, water feature equipment etc. 
• Check all fire equipment along with the Facilities Manager 
• Ensures that all are familiar with how the emergency equipment functions and what the emergency procures are 
• Performs a visual check of the electrical distribution boards to ensure no loose wiring etc 
• Performs repairs where necessary and if these cannot be repaired, advise Facilities Manager immediately 
• Identifies daily maintenance issues, commutates with the Facilities Manager 
• Inspects equipment  
• Follows all safety rules and procedures and operates equipment in accordance with established safety policies and department procedures.   
• Ensures compliance with legal regulations 
• Completes regular OSH inspection and updates monthly report as appropriate
• Ensures OSHA requirements are effectively implemented 
• Responsible for maintaining related records
• Responsible for establishing and maintaining effective working relationships with area staff and management
• Responsible for related duties as required or assigned by Management.
