Purpose of the job

To secure new premises for the Group in line with the Group's strategic plan and negotiate extended tenure on existing premises, ensuring the best cost of occupation in all premises in the most suitable locations and in configurations on the most favourable terms.

Key Responsibilities:-

• Development of Strategic Property Solutions
• Locate and secure new premises in alignment with the Group's and respective chains strategic property requirements
• Research and gather market intelligence to support strategic decision making (including visits to geographical areas)
• Conduct research to establish the market potential and viability of proposed projects
• Align property development strategy to industry norms and best practices to retain the Group's competitive advantage within its property portfolio
• Prepare and present suitable property proposals to the Development Committee for consideration (proactively)

Real Estate / Store Development and Management

• Review store trading densities on an going basis to identify opportunities to reduce or enlarge a store
• Review lease agreements and identify opportunities to re-negotiate more favourable lease and rental terms
• Dispose of excess Group space on the best terms possible by either handing back or sub-letting premises.

Stakeholder Relationship Building, Networking and Management

• Develop a close working relationship with the chains to ensure that their property requirements are met
• Network with industry players and competitors to ensure the Group stays ahead of developments in the market
• Develop and maintain contacts with key role players in the industry (I.e. developers, landlords, chains, property consultants etc.) to ensure the Group remains retailer of choice in Property Development
• Liaise with Property team and costing teams and share all relevant information to facilitate the successful completion of projects

Budget & Financial Management

• Collate and formulate information (development costs and profitability) in respect of financial and budget aspects which deal with the feasibility of the project
• Initiate & deliver on store development projects thereby contributing to Group targets
• Monthly reporting of financial information and actioning of out of line situations

Service Delivery Improvement/Innovation

• Monitor progress of shopping centre development and report on any deviations of the agreed parameters, and take corrective action
• Alert internal stakeholders of any potential problems that could affect scheduled store projects
• Monitor the effectiveness of scouting criteria and methodology

Requirements / qualifications:

• Grade 12, relevant qualification preferred
• 3 to 4 years’ experience
