    Body Corporate Specialist

    • IGrow Wealth Investments Group of Companies, proudly positioned as South Africa’s #1 Investment company,  is searching for dynamic and driven Body Corporate Specialist to join our growing team in Midrand, Gauteng and Durbanville, Cape Town.
    • You have extensive experience managing sectional title schemes, including trustee engagement, managing agent oversight, governance, compliance, and body corporate financials. You can identify financial and operational risks early, build strong relationships with trustees and managing agents, and drive practical solutions that protect owners' interests. We're looking for a proactive specialist who can hit the ground running, make an immediate impact, and contribute to the effective management of a growing property portfolio.

    To qualify for this position, you need:

    • Matric.
    • Minimum 5 years of hands-on experience in sectional title governance, body corporate management, or a managing agent environment.
    • Real Estate qualification (NQF4/NQF5) beneficial but not essential.
    • Understanding of procurement, maintenance oversight, and financial control.
    • Must be well-spoken and presentable, this role requires confident public engagement at body corporate meetings, AGMs, and SGMs. Prior experience in a senior stakeholder-facing role is beneficial.
    • Experience with WeConnectU is advantageous.
    • Must be able to read and interpret municipal statements, levy schedules, and metering recovery reports.
    • In-depth, practical knowledge of the STSMA, CSOS Act, and Prescribed Management Rules, non-negotiable.
    • Financial literacy: able to read, interpret, and interrogate body corporate financial statements and levy schedules.
    • Strong written and verbal communication skills, able to present findings and recommendations clearly to trustees, owners, and internal teams.
    • Ability to manage multiple schemes simultaneously with attention to detail and strict deadline adherence.
    • Strong administration abilities: able to maintain governance records, track actions, and manage documentation across a multi-scheme portfolio.
    • Relationship-building: able to work constructively with trustees, managing agents, contractors, and internal departments.

    Duties and responsibilities include, but not limited to:

    • Take ownership of real relationships, schemes, and outcomes from day one.
    • Work closely with managing agents, trustees, and internal teams to ensure effective collaboration.
    • Ensure each scheme operates efficiently, transparently, and in line with investor expectations.
    • Uphold and contribute to the standards of the Body Corporate Centre of Excellence (CoE).

    Managing Agent Oversight & Accountability

    • Hold managing agents accountable for performance across all assigned schemes.
    • Drive regular performance reviews against agreed SLAs, escalating persistent underperformance formally and timeously.
    • Ensure managing agents comply with the STSMA and CSOS Act at all times.
    • Review and interrogate monthly management reports, financial statements, and levy schedules submitted by managing agents.
    • Manage relationships with all scheme-related service providers including: managing agents, maintenance contractors, metering companies, and providers of solar, fibre, and borehole solutions.
    • Oversee the appointment, monitoring, and performance assessment of contractors and service providers.
    • Make recommendations for improvements at trustee level or during IGMs/AGMs/SGMs.
    • Serve as an appointed Trustee or Chairperson on multiple Body Corporate boards.
    • Provide expert trustee guidance, ensuring boards operate professionally, transparently, and within mandate.
    • Lead the appointment, onboarding, and rotation of managing agents where necessary.
    • Negotiate competitive pricing, value, and service levels across the supplier ecosystem.
    • Attend after-hours body corporate and trustee meetings as required.

    Financial Oversight

    • Review and analyse body corporate budgets, reserve fund contributions, and special levy proposals.
    • Ensure long-term maintenance plans (LTMPs) are in place and accurately funded.
    • Identify and escalate financial risks including underfunded reserves, arrears accumulation, and irregular expenditure.
    • Ensure that any recoveries that need to be passed on to the tenant are communicated with our asset management department Review and approve annual budgets, levy strategies, reserve fund planning, and forecasting.
    • Monitor financial performance monthly, including arrears control, special levies, and project budgets.
    • Ensure compliance with STSMA minimum reserve requirements.

    Legal & Regulatory Compliance

    • Ensure each scheme operates in full compliance with the STSMA and CSOS Act.
    • Monitor rule amendments, regulatory updates, and CSOS adjudication outcomes relevant to the portfolio.
    • Ensure managing agents maintain accurate and current governance documentation for all assigned schemes.

    Stakeholder Relations & Internal Integration

    • Build and maintain productive working relationships with trustees, owners, managing agents, and scheme administrators.
    • Ensure that Annual General Meetings (AGMs) and Special General Meetings (SGMs) are properly conducted by the managing agents and that all statutory requirements for notices, quorums, and resolutions are met.
    • Review trustee briefing packs, IGM/AGM/SGM documentation, and resolution registers.
    • Integrate with the Asset Management department to relay relevant body corporate information, including governance developments, levy adjustments, special levy decisions, and scheme risks, that may impact the value of owner investments.
