Data Centre - BMS Operator at CBRE Excellerate

About the role:

• The Data Centre BMS Operator is responsible for the continuous monitoring, operation, and administration of the Building Management System (BMS) and Environmental Monitoring System (EMS) within a critical data centre environment.
• The incumbent ensures that all critical engineering alarms, environmental conditions, customer notifications, and maintenance-related system activities are monitored and actioned in real time to support 100% uptime of critical infrastructure and prevent operational disruption to the client’s business.
• The role requires proactive alarm management, escalation coordination, reporting, maintenance support, and strict compliance with operational, safety, and regulatory standards.

• Technical N3 / N4 Certification (Compulsory)
• CDCP Certification (Compulsory)
• Minimum 3 years’ experience in a similar technical / BMS Operator role
• Data Centre experience advantageous
• Computer literacy (MS Office, BMS/EMS platforms, CMMS systems)
• Clear criminal record
• Valid medical fitness to work in operational environment (if required)

What will you be doing:

BMS / EMS Monitoring & Alarm Management:

• Monitor BMS/EMS continuously for alarm indications
• Investigate alarms and implement/escalate rectification plans
• Post alarms to ADC/Tsebo communication channels within required SLA
• Monitor critical plant parameters against set thresholds

Customer / Operational Response Management:

• Monitor email correspondence every 5 minutes
• Action customer calls and requests promptly
• Notify Technical Manager / Senior Technician within 5 minutes of request receipt
• Ensure all customer incidents are logged and tracked

Preventative Maintenance & System Testing:

• Execute quarterly BMS maintenance activities
• Conduct annual BMS functionality tests
• Calibrate sensors and validate I/O functionality
• Maintain system backups and processor battery checks

Change Control Administration:

• Raise and document change requests on Service Now
• Present changes at Change Advisory Committee
• Distribute approved change references
• Follow up on outstanding/open change requests

Compliance / SHEQ / Risk Management:

• Ensure work complies with H&S regulations
• Verify risk assessments before commencement of work
• Escort contractors and monitor compliance
• Ensure subcontractor adherence to OHS Act and site rule

Administration & Reporting:

• Update DC Alert spreadsheet
• Close all DC alerts daily unless otherwise instructed
• Transfer inspection records to electronic format
• Assist with reports, audits, minutes, and job card administration
