Fixed Asset/ Financial Accountant(Hotel & Residence) at V&A Waterfront

Job Objectives:

Fixed Asset Management  

• Create and maintain a detailed Fixed Asset Register, ensuring accurate tracking of acquisitions, disposals, and transfers to safeguard V&A’s hospitality investments. 
• Develop and implement robust procedures and controls in collaboration with hotel management teams to ensure precise and reliable fixed asset accounting. 
• Ensure fixed assets comply with operational classifications, legal tax requirements, and departmental objectives. 
• Conduct systematic reviews of asset management processes to enhance compliance and efficiency. 
• Calculate and process monthly depreciation entries in compliance with relevant regulatory standards. 
• Collaborate with development teams to account for completed projects and manage asset transfers to Investment Property. 
• Provide detailed and accurate information for disclosures related to Property, Plant, and Equipment in financial statements. 

Financial Reporting 

• Manage the preparation and reconciliation of monthly Balance Sheets, ensuring financial accuracy and compliance. 
• Deliver timely and precise shareholder reporting to maintain stakeholder confidence and trust. 
• Track and report variances between budgeted and actual CAPEX expenditures monthly to uphold financial discipline. 
• Conduct in-depth financial data analyses to identify risks, trends, and actionable insights that support strategic decision- making. 
• Research and implement IFRS updates collaboratively to enhance the integrity and alignment of financial practices. 

External Audit 

• Act as a key contact for external auditors, efficiently addressing queries and providing comprehensive documentation. 
• Support the preparation of interim and year-end audit packs to ensure smooth and efficient audit processes. 
• Ensure financial practices align with the operational demands of the hospitality sector, safeguarding fixed asset investments. 

Tax Compliance

• Prepare wear-and-tear calculations and capital allowances to optimize tax compliance and asset management. 
• Assist with the preparation and submission of documentation for SARS audits and verifications, ensuring accuracy and comprehensiveness. 

Stakeholder Relationship Management 

• Work closely with hotel management teams, residential teams, development teams, and finance teams to streamline CAPEX processes and ensure alignment across functions. 
• Provide tailored financial and operational support to meet the Hospitality Department’s unique requirements. 

Ad-Hoc Projects 

• Assist the Financial Manager with projects impacting fixed asset management and financial reporting. 
• Identify opportunities to streamline financial and operational processes, driving innovation and efficiency. 

Educational Requirements

• B. Comm Accounting or equivalent 
• SAICA Articles advantageous
