    Sales and Marketing - Manager - Residential Property Development

    An upmarket Residential Development Property Company is seeking a Sales and Marketing Manager.

    Must have:

    • Have a Fidelity Fund Certificate from the EAAB.
    • Experience in managing a Sales Team selling Property

    Tasks:

    • Manage Sales:
    • Manage team of sales and rental agents.
    • Organise and hold show days with sales team
    • Marketing and advertising strategy for developments
    • Plan and organise development launches
    • Client queries
    • Sales Administration:
    • Manage bond originator and paralegal
    • Manage sales administrator
    • Record all sales and rental Contracts
    • Prepare marketing Budgets and reports
    • Manage and attend conveyancing attorney meetings
    • Prepare documentation of handover of properties to purchasers
    • Development administration:
    • Assist with Body Corporate establishment, rules and management
    • Get development pack approved by banks prior to launch
    • Manage presale audits
    • Manage Johannesburg Council Queries
    • Manage Variation Orders and Requests with Construction team

    Scope of work:

    Marketing -

    • Strategy - Preparing analysing and updating budget for a launch; Ear mark and prepare show unit; Advertising avenues - decide on options and monitor 
    • Advertising Avenues - Place adverts with the Star, Magazines, websites and monitor; Leaflet distribution - oversee routes and quantities
    • Marketing Material - Assist with the concept, design and printing of all marketing material required for project which includes brochures, leaflets, signboards etc.
    • Monitor competitor developments in the area and do CMA’s

    Sales -

    • Strategy - Assigning workload to agents / agent schedule;
    • Estate Agent services - pricing of resales, counter sign mandates, check FICA documents, advertising of properties; pre-sale goals
    • Prepare the show units for show days – cleaning, advertising, updated price lists.
    • Sales Updates / Monitoring - Weekly team meetings; monitor show-day attendance; sales reports; decide when to cancel / extend /re-instate; check the sales agreements before submitting for counter signature; keep sales list update of sold / unsold / cancelled; Confirm the price list for weekend show-days; One-off sales selling; Actual selling on show-days
    • Update and monitor expected income and expenses sheets
    • Update and monitor presale audit
    • Bond Reports - Monitor approvals and reports etc.
    • Conveyancing attorneys - Transfer update meetings; dealing with bond attorney if applicable; issuing cancellation / terms / reinstatement instruction
    • Prepare and ensure addendums are correct and signed
    • Monitor the rates and levy clearance application process- figures, payment, certificates, refunds.
    • Client Satisfaction and Service - Assist agent with problems; Contact clients to resolve
    • Handover to Clients - Input to handover files; Snag with clients; monitor occupational rental invoices process and payments; Handover to clients; Input / decide on gits; Snag unsold units

    Rentals -

    • Confirm the listings on websites; confirm the pricing of rentals; Collection of rental agreements from agents; Credit checks (when para-legal is not there); Viewings; Complete contracts where applicable; Issue files for invoicing; Issue rental extension notices to agents; Attend to the rental extensions where necessary
    • Assist with vetting of all rental applications and credit checks
    • Ensure all leases are correctly processed and saved
    • Assist owners/tenants with issues where necessary.
    • Ensure smooth handover and take backs are done.

    Admin-

    • Commissions - Verify and sign off
    • Interacting with Construction Team - Client requests; attend crossover meetings (take minutes and distribute); Oversee invoices and payments for variation orders and appliances included.
    • Body Corporate Issues - Answer client enquiries from occupation date to transfer
    • Weekly meeting with accounts department to sign off marketing payments and assign to relevant budget
    • Check and sign off rates and levy accounts for unsold units
    • Check and sign off attorney invoices for transfer of units.

    Launches -

    • Pre-Launch - Finishes input, pricing input, parking layout and assist with bank approval of scheme
    • Launches - Plan launch (date, catering, staff); Present final pricing of unit specific to site; Prepare site; Container moving / placement
    • Post Launch - Container moving / placement; Adjust pricing of developments during selling; Choose finishes of unsold units

    City of Johannesburg

    • Assist with council queries
    • Visit council offices where necessary to resolve issues.

    Body Corporate

    • Prepare conduct rules approval and registration by the Ombudsman
    • Assist with preparation of the levy budget
    • Meet with perspective managing agent and get then read for the body corporate registration
    • Assist with the preparation of the IGM
    • Assist Managing agent with owners where necessary

     Salary - R40k-R50kp/m
