Job Summary

Our client has been successfully operating for almost 25 years. Over the years, they have created a reputation for themselves as one of the leading residential managing agents and since then, they have branched into other real estate sectors. With a growth in their business through acquisition of a property organisation, their staff compliment has doubled in size and so has their portfolio’s, although the bulk of it remains in the inner-city of Johannesburg and surrounding areas. To manage the day to day running of the company, they are looking for an Operational Executive that will function as the right-hand man to the Managing Director.

As a result, you will have 5 Managers reporting to you. The focal point of this role is to assist in developing and implementing strategic plans whilst managing budgets and ensuring overall performance of operational staff is at optimal level. A role of this nature will see you monitoring and ensuring compliance of relevant laws and legislations, preparing company operational and capex budgets, tracking, and authorising expenses, serving on the EXCO board, identifying, and overseeing disposal of properties and overall management of policies and procedures.

Additionally, you will get involved in the marketing and leasing portfolio, overseeing the preparation of 10-year maintenance plans, conducting relevant market research, assist in identification of cost saving and revenue enhancement initiatives and overall management of portfolios.

To be considered for this role, you will need an NQF 7 in Operations Management or Business Administration or any property related qualification. A minimum of 6 years’ experience in an Operational role is mandatory along with proven experience in managing staff and financial management. The successor will need experience in the property industry, extensive analytical skills and the ability to pay attention to detail. Experience in Facilities Management or Risk Management will be beneficial.

Job Summary

With a growing residential portfolio and entrepreneurial leadership, this private fund and asset management company is looking to appoint an additional asset manager to their team. Already providing over 10,000 individuals with a place that they can call home in Pretoria West and Johannesburg CBD, they are also developing new complexes in Cape Town and in other parts of Johannesburg.

The primary objective of this role is to sustainably optimise revenue streams, and deep dive the performance of each asset under management in order to provide strategic investment advice to the business. It will see you responsible for managing valuation processes, benchmarking asset performance, approving and monitoring both spend and income, managing all insurance, compliance and other risks, as well as compiling data needed to make transactional decisions. Since you will be expected to add value as a stakeholder on the City Improvement District boards and liaise and negotiate with a number of senior internal and external stakeholders, it is also essential that your written and verbal communication skills are professional and confident.

Only university graduates with a minimum of 5 years property asset management can be considered; at least 2 years of which would have seen you in a supervisory role. This role would suit a commercially minded and pro-active individual with a strong understanding of the financials associated with real estate assets and excellent MS Excel skills.Residential Asset Manager job details loaded
