    Job Description

    • Regional Financial Manager required for a company based in Johannesburg

    Responsibilities:

    • Monitor and analyse asset and portfolio performance, identifying risks, opportunities and areas for improvement.
    • Prepare financial analyses, budgets, forecasts, cash flow projections and variance reports to support commercial decision-making.
    • Assist with capital expenditure planning, financial feasibilities, investment proposals and Exco submissions.
    • Support strategic asset management through market research, portfolio reviews and buy/hold/sell recommendations.
    • Work closely with Leasing and Property Management teams to optimise occupancy, rental income and tenant performance.
    • Oversee debtors, creditors and property administration functions, ensuring accuracy, compliance and operational efficiency.
    • Prepare management reports, dashboards and presentations for senior management.
    • Coordinate regional office administration, asset registers, fleet reporting, meeting documentation and governance requirements.
    • Provide operational oversight and support to Property Managers, Property Administrators and administrative staff to ensure regional asset management objectives are achieved.

    Qualifications & Experience:

    • Bachelor's Degree in Accounting, Property Studies, Real Estate, Finance, Economics, Commerce or a related field.
    • 5–7 years' experience in asset management, property analysis, property finance or a consulting environment.
    • Experience within retail, commercial, mixed-use and/or student accommodation portfolios will be advantageous.
    • Advanced Microsoft Excel, financial modelling and presentation skills.
    • Strong analytical and commercial acumen.
    • Knowledge of the Gauteng property market will be advantageous.

    • Strong understanding of financial planning, pricing, budgeting, and reporting.

    Job Description

    • Regional Property Manager required for a company based in Johannesburg
    • We are seeking an experienced Property Portfolio Manager to take ownership of a diverse commercial property portfolio across Gauteng. The successful candidate will be responsible for driving financial performance, maximising Net Operating Income (NOI), enhancing tenant retention, ensuring operational excellence, and leading a high-performing property management team.

    Key Responsibilities

    • Manage the financial performance of the portfolio, including budgets, forecasts, reporting and NOI optimisation.
    • Drive leasing, tenant retention and vacancy reduction strategies.
    • Negotiate lease renewals and commercial lease agreements.
    • Monitor arrears, recoveries and operating costs to maximise portfolio returns.
    • Oversee property operations, maintenance, facilities management, compliance and capital projects.
    • Build and maintain strong tenant and stakeholder relationships.
    • Lead and develop the Property Administrator while working closely with Finance and Facilities teams.

    Minimum Requirements

    • 5–7 years' experience managing a commercial property portfolio.
    • Proven experience managing multi-sector property portfolios and delivering strong financial performance.
    • Sound knowledge of commercial leases, property management principles and facilities management.
    • Strong financial, negotiation, communication and stakeholder management skills.
    • Proficient in MDA/MRI, Microsoft Excel, Outlook, SharePoint and Microsoft Copilot.
    • Valid driver's licence and own reliable transport.
