    Fully Qualified Real Estate Agent - Mitchell's Plain, Cape Town

    Main Purpose of the Job    

    • Pam Golding Properties is looking to partner with people who are ambitious, driven by success, motivated by reward and able to work to targets to join our successful Mitchell's Plain office. We want Estate Agents who are curious, determined, persistent with great attention to detail, but also sociable and outgoing. The role is about the successful marketing and selling of property and continued growth of market share, whilst providing excellent customer service to ensure that the Pam Golding Properties brand ethos is upheld.

    Key Responsibilities    

    • Collect information about properties (lead generation)
    • Canvas properties to sell
    • Arrange for photography and home staging
    • Visit sellers and must be able to talk knowledgably about their property and area
    • Valuation – able to apply sound principles when estimating the value of a property
    • Organise and attend show days
    • Able to put together a marketing plan for a property
    • Represent the seller in negotiations with potential buyers
    • Monitor sales and liaise with all stakeholders including mortgage brokers, conveyancers and other estate agents

    Sales Manager - West Coast (Langebaan)

    Main Purpose of the Job    
    We are looking for an energetic and passionate real estate professional to fulfil the role of Sales Manager across our West Coast branches. The main purpose of this role is to drive sales, increase market share, and ensure that a strong, customer-focused culture is entrenched within the sales team, in line with our brand and values.

     

    Scope of the Role

    • This is a Cape Region sales role focusing on the West Coast sales territories. The role is based in our Langebaan office, and will focus on managing and growing the sales team as required by the Branch Managers.

    Main Purpose of the Role

    • To support the Branch Managers in increasing market share, sales, profitability and the profile of Pam Golding Properties within the territory. This includes recruiting, supporting, mentoring and coaching Agents, ensuring that all clients receive a consistently high-quality service, and embedding a strong, customer-focused service culture within the branches.

    Key Responsibilities    

    • Effectively manage the performance of the Agents allocated to them (across the various branches) to achieve budgeted sales targets. Special focus is to be given to KPIs (sales, exclusive mandates and show houses, commission percentages, client liaison, and prompt response to problems and queries).
    • Enhance market share in all areas of trade in line with agreed annual parameters, including monitoring competitor activity.
    • Be responsible for formulating sales plans and implementing sales strategies to meet set budget objectives.
    • Encourage maximum utilisation of all referral opportunities through adherence to Company Referral Policies and Procedures.
    • Ensure that Agents provide optimal service in line with the Pam Golding Properties corporate image, through the prompt resolution of all client-related issues, including regular feedback, progress reporting and timely attention to property enquiries.
    • Manage Agents effectively, ensuring that any issues raised are dealt with promptly and that feedback is provided appropriately.
    • Ensure that all Agents are adequately trained to perform their duties optimally, including a thorough induction process, regular in-service training, coaching and mentoring, as well as ongoing personal development and career enhancement.
    • Foster workplace transformation and support the business in achieving the undertakings set out in the transformation scorecard.
    • Identify and recruit quality Agents and ensure appropriate retention through effective performance management and recognition.
    • Continuously oversee, train and promote the utilisation of Alchemy and other business systems to enhance the efficiency and productivity of Agents.
    • Identify and recruit quality Agents operating within the relevant market territories.
    • Mentor Agents identified to work closely with the Sales Manager, assisting them in achieving their goals in alignment with business requirements.

    Education & Experience    

    • A seasoned professional with in-depth knowledge and experience in the real estate industry.
    • A B-Degree or National Diploma in Sales and Marketing, or a relevant business-related qualification.
    • Full Status FFC held for a minimum of five (5) years.
    • At least three (3) years’ experience successfully leading a real estate sales team would be advantageous.
    • Sound knowledge of sales strategies and the ability to compile and implement a sales plan.
    • Knowledge and understanding of local target market profiles and services applicable to them.
    • Understanding of the socio-political and economic dynamics affecting local markets.
    • Strong sales and service orientation.
    • Good knowledge of the area, as well as a positive personal profile within the area, will be an advantage.

    Intern Rental Agent - Atlantic Seaboard

    Main Purpose of the Job    

    • We have an exciting position for an Intern or full status Rental Agent to take on the role of growing a long-term letting residential rental portfolio in the Atlantic Seaboard area (Cape Town). It is a great opportunity to join a dynamic rentals office. The area is a buoyant market consisting of a mix of foreign and local landlords and tenants. It is a great opportunity for a passionate, energetic, full status agent to grow and expand the portfolio consisting of long-term letting residential properties.

    Key Responsibilities    

    • Managing the maintenance of rental properties to ensure that they are well maintained;  
    • Showing vacant units to prospective tenants, answering their questions about the property and area, and processing lease applications;  
    • Conducting background checks on prospective tenants to ensure that they have suitable financial backgrounds, employment histories, and criminal records;  
    • Reviewing applications and other documentation to determine if applicants meet criteria specified by landlords;  
    • Negotiating lease terms with tenants on behalf of landlords;  
    • Preparing lease agreements for signature by both parties, including landlords and tenants;  
    • Maintaining rental property inventories by conducting inspections of each unit on a regular basis;  
    • Doing and recording comprehensive ingoing and outgoing property inspections when lease commence / terminate;  
    • Dealing with and resolving landlord / tenant queries and disputes;  
    • Managing monthly rental payments and follow up on arrear rental payments;  
    • Growing the existing portfolio. 

    Key Competencies
