R1 5bn in assets. They are listed on both the Johannesburg Stock Exchange and Namibian Stock Exchange. 90% of their portfolio consist of retail properties of which they outsource the property management function, but retain all other key functions in house. Their focus is to maximise returns for their shareholders by optimising the portfolio net income with the help of a small Asset Management team and leading professional partners. With more than 40 malls to leverage, one of their key income growth areas is seen to be non GLA revenue streams, particularly in terms of out-of-mall media, in-mall media, digital media and on site activations. To this end, they seek to employ a Senior Manager for Alternative Income Management to take their marketing knowledge and convert strategy into action. This is not a marketing role where you will be spending money on mall marketing, but rather getting creative about utilizing the spaces and visitors to your malls to sell marketing opportunities to any and every sort of advertiser. You will not be doing traditional marketing, but will be responsible to get corporates and retailers to market their brands in your shopping centers, via the various platforms, or in any other innovative new ways. By identifying clients' marketing needs and making sure it weighs up to the end goal, you will need to have a good understanding of various systems, advertising agencies, performance monitoring and content management. It will be your role to bring in new B2B sales which should result in national campaigns if you approach it with an entrepreneurial attitude. This role will suit a problem solver who is able to bring together external clients and agencies with internal stakeholders (such as mall and asset managers) to ensure profitable and smooth campaigns. Looking at the bigger picture, evaluating your financials and ensuring that more that 5% of the portfolio's income comes from your innovative ideas and implementations will be your goal. The ideal candidate will have an Honours degree in Commerce with 8 years experience in a similar role of which 3 must be in a Senior management role. You will need to have good business development skills with a good understanding of retail alternative income and project management skills. People management will be a crucial part of your role as you will be managing various teams, building and maintaining relationships with suppliers, agencies and clients. Dislike business development but enjoy closing deals? Our client has been in operation for more than 30 years, with a focus of developing and owning of a large variety of properties. The bulk of their portfolio is made up of shopping centres, with a combined GLA of over 200,000sqm - a volume they will be doubling over the next 4 years due to their current redevelopment and new projects pipeline. As a result of this aggressive development trail, they seek to employ a Leasing Executive who understands all the nuisances of a retail lease. Whilst a strong Leasing Director hunts for new deals, this role supports him and various centre managers. In this way you will be responsible for lease renewals on an existing retail portfolio whilst providing support on new deals brought in. This is not a wholly administrative function, as your manager will bring you deals that have many key points agreed upon, but then it is up to you to close the tenant on the finer points of the total lease. It also entails ensuring lease negotiations are accurately incorporated into any and all lease documents with the relevant legal clauses, calling existing and prospective clients, travelling to site when required and chasing up on necessary documentation. This key opportunity will suit someone who is excellent at maintaining service delivery whilst developing good rapport with existing and potential tenants. Benefiting from the help of an internal administrator, you will not be scared to 'roll up your sleeves' to capture details on MDA when necessary. A career focused and well regarded individual will be appointed. Minimum 4 years experience in a retail leasing function coupled with a Property Management/Legal Degree will secure. Afrikaans first language essential.
