    Physical Asset Manager

    ROLE PURPOSE

    • Responsible for overseeing the lifecycle of an organization's physical assets, ensuring they are efficiently maintained, utilized, and optimized to support business operations.

    MAIN OUTPUTS

    • Create and maintain regional asset register.
    • Develop and maintain maintenance strategies for assets in region.
    • Develop and maintain maintenance plans, scopes of work and condition records for assets in region.
    • Continuously improve monitoring of assets
    • Continuously improve asset life cycle
    • Consolidate planned and unplanned maintenance in region including processing of changes.
    • Feed asset lifecycle considerations into the development of capital investment plans
    • Completion of root cause failure analysis and development of mitigations against asset failures
    • Report on the status of assets and asset care on a regular basis.
    • Responsible duties in maintenance Engineering delegated from time-to-time.
    • Develop and maintain high efficiency maintenance plans for the above assets in order to increase asset life cycle at the most efficient cost.
    • Supervise the coordination and communication of critical maintenance within the region.
    • Provide support in capturing and maintenance of data on the Capacity Management Database and FRL Life Cycle Calculator.
    • Custodian of tactics and maintenance strategies for all engineering assets in the region.
    • Develop and maintain high integrity SAP Master Database for the structure build in the region.

    QUALIFICATIONS AND SKILLS
    The Applicant must meet the following requirements:

    • B-Tech (Engineering) / BSc (Engineering) /. BEng Electrical or Mechanical
    • Candidate PrEng /. Candidate PrTech
    • Candidate GCC Factories will be an advantage
    • Grade 12
    • Code B Driver’s License
    • Minimum 8 years’ experience in Maintenance engineering (specifically managing assets)
    • Minimum 5 years’ experience must be in Facilities management

    Assistant Standby Generator Technician

    Purpose

    • To assist the Standby Generator Technician in maintaining, inspecting, testing, and repairing standby generator systems, ensuring reliable operation of critical power infrastructure while complying with health, safety, and quality standards.

    Key Responsibilities
    Preventive Maintenance Support

    • Assist with scheduled preventive maintenance on standby generators and associated equipment.
    • Clean generators, radiators, alternators, control panels, and generator rooms.
    • Check and replenish engine oil, coolant, and other consumables under supervision.
    • Assist with replacing filters, belts, hoses, batteries, and other serviceable components.
    • Prepare tools, equipment, and spare parts for maintenance activities.

    Routine Inspections

    • Conduct daily, weekly, and monthly visual inspections of generators and associated systems.
    • Check for oil, coolant, fuel, and exhaust leaks.
    • Inspect battery terminals, battery electrolyte levels (where applicable), and battery chargers.
    • Record generator operating hours, fuel levels, and equipment condition.
    • Report abnormalities to the Standby Generator Technician.

    Operational Assistance

    • Assist with generator start-up and shutdown procedures.
    • Support routine generator exercising and load testing.
    • Observe generator performance during testing and report unusual noise, vibration, smoke, or alarms.
    • Assist in verifying Automatic Transfer Switch (ATS) operation.

    Corrective Maintenance Support

    • Assist with fault-finding and repair activities.
    • Remove and install mechanical and electrical components under supervision.
    • Assist with cable termination, wiring, and component replacement where authorised.
    • Help restore equipment to service following repairs.

    Fuel System Support

    • Assist with diesel tank inspections and fuel level monitoring.
    • Check for water contamination and fuel leaks.
    • Assist with fuel deliveries and fuel transfer operations.
    • Maintain cleanliness of fuel storage areas.

    Housekeeping

    • Maintain clean and safe generator rooms.
    • Ensure tools and equipment are cleaned and stored correctly.
    • Dispose of waste materials in accordance with environmental procedures.
    • Keep maintenance areas free of hazards.

    Documentation

    • Assist in completing maintenance checklists and inspection reports.
    • Record equipment readings and operating hours.
    • Report defects identified during inspections.
    • Assist with updating maintenance records and asset information.

    Health, Safety and Compliance

    • Follow all HSE requirements, lock-out/tag-out (LOTO) procedures, and permit-to-work systems.
    • Wear the required personal protective equipment (PPE).
    • Maintain safe working practices at all times.
    • Report unsafe conditions, incidents, and near misses immediately.

    Emergency Response

    • Support emergency generator call-outs and breakdown repairs.
    • Assist with restoring standby power during utility failures.
    • Participate in the standby roster as required

    QUALIFICATIONS / REQUIREMENTS / KNOWLEDGE / SKILLS / EXPERIENCE

    The Applicant must meet the following requirements:

    • Grade 12 Minimum requirement
    • Trade Test- Mechanical will be beneficial but not required
    • Valid SA Drivers’ License- Valid Code 14/EB
    • 1-2 Years’ experience in Telecommunications on GSM Sites

    Standby Generator Technician

    Purpose

    • To ensure the reliable, safe, and efficient operation of all standby generator systems through preventative maintenance, corrective maintenance, inspections, testing, fault diagnosis, repairs, and emergency response, thereby maximizing equipment availability and minimizing downtime.

    Key Responsibilities

    Preventive Maintenance

    • Perform scheduled preventive maintenance in accordance with OEM recommendations and maintenance schedules.
    • Conduct routine inspections of generators, engines, alternators, radiators, fuel systems, batteries, exhaust systems, and control panels.
    • Check and top up engine oil, coolant, fuel, and other consumables where required.
    • Replace filters, belts, hoses, and other consumable components during scheduled services.
    • Perform load bank testing and functional testing as per maintenance schedules.
    • Verify operation of battery chargers, engine heaters, and auxiliary systems.

    Corrective Maintenance

    • Diagnose mechanical, electrical, and control system faults.
    • Carry out repairs to restore equipment to full operational condition.
    • Replace defective components using approved spare parts.
    • Test repaired equipment before returning it to service.
    • Perform emergency breakdown repairs during and outside normal working hours when required.

    Operational Testing

    • Conduct routine generator start-up and shutdown tests.
    • Verify automatic transfer switch (ATS) operation.
    • Confirm generator synchronisation (where applicable).
    • Test emergency stop circuits and safety shutdown functions.
    • Verify generator operation under simulated power failure conditions.

    Monitoring and Inspections

    • Monitor generator performance through the BMS, DSEWebNet and the generator controller
    • Record operating hours, alarms, warning events, and fault history.
    • Inspect for oil, coolant, diesel, and exhaust leaks.
    • Monitor battery condition and charging systems.
    • Verify fuel levels and report any abnormalities.

    Electrical and Control Systems

    • Troubleshoot Deep Sea Electronics (DSE)
    • Test and replace engine protection devices, sensors, and alarms.
    • Verify communication with BMS and remote monitoring platforms.
    • Assist with controller programming and parameter verification where authorized and needed.

    Fuel System Maintenance

    • Inspect diesel tanks, pipework, pumps, filters, and water separators.
    • Inspect and Manage Diesel Bowsers
    • Check for fuel contamination and water ingress.
    • Coordinate fuel sampling, fuel polishing, and tank cleaning where required.

    Documentation and Reporting

    • Complete maintenance reports, service sheets, and inspection checklists.
    • Record equipment readings and service history.
    • Report defects and recommend corrective actions.
    • Provide quotations for repairs and replacement parts when required.
    • Maintain accurate asset records.

    Health, Safety and Compliance

    • Comply with all HSE requirements, manage work permit, and lock-out/tag-out (LOTO) procedures.
    • Maintain good housekeeping in generator rooms.
    • Ensure compliance with OEM specifications, SANS standards, and site safety requirements.

    Contractor and Client Support

    • Supervise specialist contractors during major repairs and overhauls.
    • Attend technical meetings when required.
    • Assist with equipment commissioning and handover.
    • Support client audits and statutory inspections.

    Emergency Response

    • After Hours Support
    • Respond to generator failures.
    • Restore critical standby power systems during outages.
    • Provide after-hours standby support and call-out services.

    Deliverables

    • Accurate maintenance documentation.

    Workplace Designer

    Job Description
    KEY PERFORMANCE AREAS (KPAs)

    • Provide space planning design drawings within specified budget margins
    • Ensure compliance to SABS standards that relate to space planning designs
    • Maintain & update stack model, layout plans for all floor levels of the designated building
    • Engage with various client staff members on their space needs    
    • Maintenance of space standards & ensure an environment that supports divisional space needs
    • Conduct benchmarking for best-practice space planning processes
    • Monitor supplier performance on projects & effect timeous remedial measures on any deviations to established standards
    • Ensure that reports are up-to-date & with the relevant information as required by the client and the business to carry its contractual obligations as per SLA

    Tertiary Education & Experience

    • National Diploma/Degree in Architecture/Interior Design
    • Registration with Professional Architect or SA Interior Design (advantageous)

    • Valid Driver’s License
    • 3yr relevant experience in architecture, interior design, space planning in office buildings
    • Practical ability to use AutoCad
    • Sound knowledge of Financial Management
    • Have sound knowledge of space planning principles
    • Knowledge of repair & renovations, alterations and additions, & design of new buildings offices
    • Knowledge of OHS Act, NBR/SANS 10400 & ISO 9001 Quality Management Systems
