    Property Market Analyst - (Asset Management) Sandton

    Duties and responsibilities

    Management Strategy

    • Analyse sectorial performance and provide guidance on diversification and optimisation of the SA property investment portfolio 
    • Assist Head of Asset Management: SA and Heads of Asset Management per sector with formulation and implementation of strategies in respect of asset allocation across sectors, 
    • Drive automation of investment risk and performance attribution processes and reports
    • Analyzing financial performance against industry peers, 
    • Assist in determining the benchmarking criteria and  KPI’s for asset management team, 
    • Deliver guidance to Heads of Asset Management regarding operational efficiencies, 

    Investment Strategy and Performance monitoring and review

    • Provide input to Deal Forum in respect of transactions and their impact on performance of the investment portfolio. 
    • Assist asset management division in the preparation of transaction reporting for decision making (deal forum), or guidance on leasing and development activities, i.e. benchmark specific transactions against required asset and portfolio returns to ensure optimal transactions are achieved
    • Perform quantitative analysis of asset performance in terms of Total Return, yields and IRRs , cap rates, DCF
    • Model future cashflows per property and sector to assist in the optimisation and recycling of the portfolio to ensure optimal portfolio construction
    • Assist the Heads of Asset Management with due diligence processes. 
    • Keep abreast of market indices and benchmark changes and its potential impact. 
    • Benchmarking of individual property and sector performance (Retail, Industrial, Commercial). 
    • Advise on the Return on Capital Employed per asset. 
    • Review performance of completed trading and development projects and major refurbishments. 
    • Provide financial & strategic support and analysis to teams within departments to help them reach their strategic objectives. 
    • Support investment strategy decisions through quantitative and qualitative research mechanisms. 
    • Undertake market research using publicly available information and proprietary databases to identify, quantify and analyse trends across a variety of South African property types, 
    • Assists construct an argument regarding a decision to invest or not invest and communicate that argument efficiently in written materials 
    • Use creativity to analyse data and to test hypotheses regarding attractiveness of specific sectors and investment opportunities. 
    • Form an independent opinion about the attractiveness of a property sector and/or geography as an investment opportunity, clearly articulate findings, 
    • Drive data integrity processes to ensure accuracy of data as well as engage MSCI on a continual basis to ensure enhancement of data quality that meets changing industry variables.

    Requirements

    Experience

    • Minimum 7 years’ experience in Property analytics, property economics.

    Education

    • Minimum BCom Accounting/Statistic/Economics or BSc Property Studies.
    • Postgraduate degree is preferred

    Asset Manager - Office (Coastal)

    Duties and responsibilities

    Strategic Asset Management

    • Strategic financial performance with emphasis on maximising the net income growth of the Office portfolio and achieving budget. The goal is to achieve above market returns for the portfolio. 
    • Fully responsible for compiling the consolidated budget for the portfolio of Office properties and manage / monitor the performance of budget throughout the year. Presentation of this budget to the Head of Asset Management.
    • Fully responsible for aligning operational performance and excellence of Office sector in conjunction with sector heads, property management in accordance with the organisational objectives. 
    • Authorisation of appropriate Capex spend to enhance the portfolio. 
    • Facilitate the deal making process for the Office portfolio by guiding property management accordingly. 
    • Negotiating, structuring and concluding strategic deals. 
    • Fully responsible for strategic management and growth of assets principally through identifying acquisition, development and disposal opportunities including conducting due diligence. Presentation of these initiatives to the Growthpoint Deal Forum. 
    • Promotion of sustainability and energy generation initiatives within the portfolio. 
    • Ensure that company goals and objectives are aligned with asset management business plan and property management’s business plan. 
    • Maintain and grow tenant relations with tenants. 
    • New development and new business opportunity guidance. 
    • Facilitate business to business opportunities in the sector and Growthpoint as a whole. 

    Requirements

    Experience

    • Minimum 10 years with Office Property experience (at asset management level), with a minimum of 5 years Office sector experience.

    Education

    • Appropriate bachelor’s degree in Property Management/Finance/QS Management.
    • PPRA registration
