One of the best-known property developers in SA today is looking for a skilled Junior Development Manager. This is a great opportunity for a Quantity Surveyor/Estimator who has experience in the Feasibility phase of a commercial development.

Description of Responsibilities:

• Integral part of inception and feasibility phase – Land identification, owner liaisons, selling price feasibilities
• Preparing preliminary estimates of construction cost
• Preparing detailed estimates of construction cost during design refinery
• Preparing area schedules and advising on space and accommodation allowances
• Reviewing and measuring working drawings for compliance with the approved budget for construction cost and/or financial viability
• Preparing documentation for both principal and subcontract procurement including the measurement and design of work, and the drafting of preliminaries, preambles and contract conditions
• Taking off of quantities and preparing price determination documents, including abstracts, schedules and pricing specialist construction elements in accordance with industry practice norms
• Calling of tenders and/or negotiation of prices
• Evaluating and reporting on tenders, including clarification meetings
• Preparing contract documents for appointment
• Attending site handover and regular site, technical and progress meetings
• Cost control during progress of the works including advising on proposed variations and on alternative construction methods and sequencing
• Reporting on cost variations and contractual issues
• Preparing valuations for interim payment certificates and reconciliation statements
• Measuring and recording site information for final account purposes
• Preparing and agreeing final accounts for the works

Essential Requirements:

• BSc Quantity Surveying
• Must have a solid EQ and ability to take ownership of projects and duties
• Be willing to work overtime and travel throughout Gauteng
• Have a good understanding of feasibility calculations
• Commercial project experience is essential
