    Facilities Team Lead

    The Role

    Reporting to the Truworths Head Office Facilities Manager, and based at 75 on Plein, you will be responsible for:

    • Manage and control all building maintenance
    • Be the primary contact for all internal requests for maintenance.
    • Ensuring that all facilities requirements for the building are functioning and in working condition at all times.
    • Work to be in line with business objectives and legal requirements.
    • Manage Health and safety as per the Occupational Health & Safety Act.
    • Be the primary contact person for external authorities, inspections and contractors.
    • To be the contact person to assist the tenants with any building requests.

    Key Responsibilities:

    Facilities

    • Devising and managing reactive and planned preventative maintenance programmes.
    • Set standards and ensure completion of work schedules in line with business requirements.
    • Supervise facilities staff and set out daily tasks.
    • Set up an asset register and maintain all company plant, machinery and equipment.
    • Maintain accurate records to keep equipment in good condition and to replace when necessary.
    • Develop and implement schedule of works to ensure the maintenance of the premises and to prevent deterioration of company property.
    • Plan and conduct internal offices moves.
    • Maintain and repair all office furniture.
    • Conduct building inspections as per the agreed schedule.
    • Attend to day to day staff requests from the Call Centre: changing of light tubes, restore tripped power, attend to leaks, attend to blocked plumbing and any emergency work. 

    Contractors

    • Oversee the contract Security team.
    • Oversee Cleaning Contractors including the office cleaning company, indoor plants and pest control.
    • Maintain supplier relationship which will include daily meetings and monthly reviews. 

     Health & Safety  

    •  Ensure compliance with all current health & safety legislation/regulations.
    • Liaise with the Facilities Manager on matters relating to safety and risk.             

     Fire safety

    Emergency Planning

    • Ensure all emergency plans and procedures are kept up to date.

    Maintenance/service plan

    • Ensure all equipment and machinery are serviced and inspected as per the maintenance schedule (Daily, Weekly, Monthly, Quarterly, Bi-Annual, Annual as well as other ad hoc responsibilities).

    Housekeeping

    • Ensure a high standard of housekeeping is maintained daily by doing physical inspections and implementing systems to maintain a high standard of cleanliness. 

    Finance

    • Control monthly expenses.

    Qualifications and Experience

    • Minimum of Matric as well as a related tertiary qualification eg Facilities or Properties Management.
    • Previous experience (3+years) as a Facilities Manager in a high-rise building is essential.

    Technical Skills

    • HVAC systems, fire systems, testing of fire panels, sprinkler pumps etc.
    • OHASA, safety reps, firsts aiders, safety inspections
    • Testing of generators
    • General electrical and plumbing
    • Drafting of evacuation procedures, checklists, inspection reports, etc

    Additional Competencies

    • Must be PC Literate (Word, Excel, Outlook)
    • Must be able to manage an annual budget
    • Must be able to manage service level agreements
    • Understanding of the concept of Business Continuity Planning is advantageous
    • Ability to manage risk to Facilities and Company Operations
    • High positive energy with excellent communication skills
    • Proactive and service orientated.
    • Analytical – with a high problem solving ability
    • Ability to work in a team
    • Manage projects
    • Display a high attention to detail
