Group Executive: Engineering and Property Assets at Senwes

What you'll need:

• At least 3 to 5 years experience in a Project Management Office in a property management environment
• B.Eng (Civil/Electrical engineering)

What you'll be doing:

• Obtain benchmarking/market information that is comprehensive and relevant, annually.
• Analyse the composition of the portfolio accurately and comprehensively.
• Develop a property classification matrix which is accurate and comprehensive.
• Obtain the business needs from all role-players and validate (strategic and divisional).
• Quantification of a property need less than 10% deviation from real cost.
• Identify property projects in consultation with key role-players and within budget requirements.
• Provide a monthly report on the Property Portfolio which is concise, accurate and on time.

 Emergency Maintenance

• Obtain request
• Issue job card (if not prior, then afterwards)
• Obtain quote.
• Negotiate terms.
• Appoint contractor.
• Obtain feedback from client in writing.
• Approve invoice and forward for payment.

Planned maintenance

• Annual site inspection and identify maintenance needs.
• Analyse maintenance needs and cost/benefit in terms of maintenance.
• Consult with tenants in terms of reasonable needs.
• Develop maintenance plan and planned estimated costing.
• Obtain budgetary approval and adjust maintenance plan.
• Obtain quotes according to procurement procedure and negotiate reasonable terms.
• Identify contractor and approval from client.
