    Head of Construction

    About the job

    Responsibilities

    The successful candidate will be involved with the following project stages and phases of the project life cycle:

    • Project Due Diligence: Provide input and aid in assessment of new or prospective projects;
    • Project Concept: Be actively involved in the concept development phase;
    • Product Development: The Head of Construction will be provide a briefing to the product development team to specify design by the professional teams;
    • Planning and Programming: Provide the necessary input for development of a construction plan;
    • Detailed design: Be actively involved in detailed design of buildings and provide input on constructability and cost saving measures;
    • Pre-tender/ Construction Development: Guide and approve the requirements for tender and appointment of contractors;
    • Tender Documentation and Procurement: Facilitate the tender process and approve the procurement plan;
    • Contract start up: Provide guidance on the start-up of operations on site and the ?
    • Construction: Oversee, manage and advise where required during the construction phase. This will include facilitating meetings, valuation of works and progress on site and remove blockages as required.
    • Subcontractors and suppliers: Management of subcontractors and negotiating with subcontractors and suppliers;
    • Operational contracts: Finalising operational agreements and handover to end users;
    • Project Close out: Documenting project lessons learned and facilitate project close.

    In addition to the above, the successful candidate:

    • Must be able to gauge duration and sequence of not only construction items but also the preparation of documentation;
    • Must be able to reduce to managing professionals with partial appointments;
    • Must be able to change direction, sequence, planned route and procedure when the directors decide to do so;
    • Must be able to impart knowledge without seeming didactic;
    • Get team buy in;
    • Manage risks (Identify, circumvent, mitigate and reduce)
    • Must be able to pass the NHBRC exam.

    Soft skill necessities:

    • Excellent communicator;
    • Good interpersonal skills;
    • Proficient in conflict resolution;
    • Proactive by nature;

    Duties

    • Oversee multiple construction projects from start to completion.
    • Responsible for full management of all aspects of construction from inception to finalisation
    • Coordinate building processes and trades to ensure standards are met and maintained.
    • High organisation and project Planning ability
    • Monitor and measure performance against program to ensure project timelines are not compromised;
    • Define project scope, goals and deliverables that support business goals in collaboration with senior management and stakeholders.
    • Identify project risks and develop mitigation plans
    • Turn-Key, JBCC, NEC project experience, dealing with Documentation (JBCC, FIDIC)
    • Managing compliance to all Legal requirements and understanding of Construction Regulations Negotiate agreements.
    • Manage stock and materials processes on site
    • Managing and understanding site Health & Safety regulations and compliance
    • Interact with Council on any planning requirements
    • Checking of plans, drawings and quantities for accuracy of calculations
    • Liaising with consultants, sub-contractors, supervisors, planners, quantity surveyors and the general workforce involved in the project
    • Assist with compiling feasibility studies and budgets with Quality Surveyor
    • Monitoring project expenses against planned and budgeted expenditures
    • Overseeing the selection and requisition of materials and plant
    • Putting systems in place to ensure quality of work delivered
