    Services Manager (Electrical)

    Job Description    

    Reporting to the Senior Manager: Electrical, the Services Manager (Electrical) is responsible for maintaining all electrical infrastructure across the Company precinct. This will be achieved by responding to a service desk and directing and managing the efficiencies of teams of electrical artisans and semi-skilled assistants. The Services Manager (Electrical) will be required to oversee team members performing inspections, preparing reports, and doing repairs; while also being able to carry out these duties personally and ensuring high quality work overall

    Job Requirements

    The following job objectives were found to be relevant to this job:

    Assets

    • Assess all Electrical Assets & Infrastructures/Buildings, and report on defects and ensure implementation - this will entail reactive and     planned maintenance.
    • Draft repair schedules.Monitor quality of all Electrical repair and planned maintenance works.

    Reactive Maintenance

    • Implement Reactive maintenance strategy successfully (within time, budget, and quality).
    • Implement Reactive maintenance to Retail, Commercial, Marketing, Security, Residential & Apartments, Marine & Industrial Clients and Assets.
    • Implement Reactive maintenance to all Electrical Engineering Infrastructure & assets i.e., MV & LV Reticulations, Transformers, Generators, Uninterrupted Power Supplies (UPS), Ring Main Units (RMU’s), Solar PV Systems on/in Buildings and Structures.
    • Prioritise and expedite all work orders specific to the Retail & Commercial tenants and residential apartments.
    • Inspect and determine method and sequence of operations to locate, install, test, repair or modify issues raised.
    • Supervise in-house repairs and monitor contractor/s.
    • Coordinate and arrange all access, permits with tenant/s, Company Traffic and/or Health and Safety departments.
    • Inspect all repairs/fixes to apartments, building fabric and infrastructure.
    • Recall or redo any repairs/fixes not compliant to established SANS 10142 practices and standards.
    • Daily maintenance faults have to be cleared, and repairs accomplished efficiently, within budget and established timeframes.

    Planned Maintenance

    • Implement agreed planned maintenance strategy successfully (within time, budget and quality).
    • Implement planned maintenance to Operations, Retail, Commercial, Residential and Apartments, Marine & Industrial Clients and Assets.
    • Implement Planned maintenance to all Electrical Engineering Infrastructure & assets i.e., MV & LV Reticulations, Transformers, Generators, Uninterrupted Power Supplies (UPS), Ring Main Units (RMU’s), Solar PV Systems on/in Buildings and Structures.
    • Prepare, monitor, and follow up to ensure that service schedules are adhered to.
    • Conduct inspections after work has been carried out.
    • Recall or redo any works not completed to established practices and standards.
    • Coordinate and arrange all access, permits with tenant/s, Company's  Traffic and/or Health and Safety departments.

    Inspection and Audits

    • Implementation of Company Strategic Asset Management Plan.
    • Mitigate against possible future emergencies or failures.
    • Prevent further damage to the company's assets or buildings.
    • Assess, determine, and undertake steps to prevent catastrophic failure of building electrical reticulation infrastructure.
    • Carry out regular inspections of buildings MV & LV substations, generator plants and common area lighting including street lighting to identify and resolve issues.
    • Carry out regular condition audits of building electrical infrastructure.
    • Ensure compliance with best practice.

    General / Technical Support

    • Plan and oversee all repair and planned maintenance works at 
    • Manage and allocate the daily work orders arising from the Plan ON® computerised maintenance management system to ensure work orders are attended to and closed within the SLA agreed time limits.
    • Perform root cause analysis and resolve problems and implement solutions for future build and building improvement.
    • Monitor on-site and store spares, materials, and inventory for the apartments and or marina infrastructure.
    • Maintain required stock levels and ensure efficient in-house repairs/fixes.
    • Contribute to new business projects, refurbishments and tenant installations, review plans and specifications and communicate the impact on maintenances activities.
    • Manage the Electrical team on technical best
    • Ensure that safe working practices are observed, and safety regulations are adhered to at all
    • Attend Operations Department’s launch and site meetings and implement works arising or provide

    People Management

    • Identify and deploy the technical skills-set and resources to action maintenance items and projects - including the engagement of external resources as required (e.g., where services exceed skills / resources / expertise of Company's Services Technical Staff).
    • Effectively delegate all maintenance
    • Monitor and manage Services Technical Team movement within company precinct, work rate, work quality and feedback reports from
    • Improve and increase company's Electrical Services Teams technical skills and
    • Improve company's Electrical Technical Teams efficiency and optimise processes.
    • Facilitate and instil a healthy team culture and working environment for the Services

    Resource Management: Budget, Finance and Procurement

    • Financial Management of maintenance - Expenditure must be within budget, cost / pricing evaluations in accordance with market conditions, and focus on relevant
    • Ensure maintenance spend allocated does not exceed available
    • Procure and maintain personal protective equipment, protective clothing, stock,
    • Provide input to Drafting Annual OPEX budgets relating to Repairs and Maintenance as well as Planned
    • Provide input to Drafting of Annual Capex
    • Manage budget spend in line with what was
    • Reduce expenditure of external outsourcing (Contractors & Services)

    Reporting and Administration

    • Communicate faults, repairs, and planned timeframes to Letting Agents, Hotels and Residential and/or Senior Manager: Electrical
    • Complete, compile and file maintenance logs and report on daily activities/progress
    • Recording and Archiving of Specifications, Rates, Material Data Sheets and other Technical Information as acquired in Industry.
    • Assess works and prepare technical specifications for tender or quotation
    • Conduct all admin functions (processing of quotes and invoices)
    • Assess and draft reports where legal claims are expected due to Electrical infrastructure failure etc.

    Project Management

    • Assist Senior Manager: Electrical with small to medium scale construction, renovation or refurbishment  projects required within the company precinct complex. (Capex)
    • Assist Senior Manager: Electrical with inspection and monitoring of all project

    Inherent Requirements    

    • Educational requirements relevant to this job:
    •  Artisan with minimum NTC5 or deemed equivalent
    • Successful completion of an appropriate apprenticeship
    • Passing of a recognized industry trade test
    • Wireman’s license

    Knowledge requirements relevant to this job:

    • The Built Environment (Electrical Engineering / Building Science)
    • Building Maintenance / Construction Management/ Facilities Management
    • Working knowledge of electrical trades and infrastructure i.e., MV & LV Reticulations including switch gears, Electrical test equipment, Generators, Transformers, Uninterrupted Power Suppliers (UPS), Lighting technologies, Motors’s control systems, Electrical metering, Renewable Energy technologies (Solar), internal and associated services etc.
    • Staff / Team Management (Operations)
    • Financial Management (e.g., drafting of budgets, management, and control of expenditure etc.)

     Experience requirements relevant to this job:

    • 10+ Years Relevant Experience (including at least 3 years Supervisory / Management experience)
    • Experience working in mixed-use property (retail, commercial, marine, residential, and industrial) is desirable
