    Fully Qualified Rental Agent - Camps Bay

    Key Responsibilities    

    • Managing the maintenance of rental properties to ensure that they are well maintained;  
    • Showing vacant units to prospective tenants, answering their questions about the property and area, and processing lease applications;  
    • Conducting background checks on prospective tenants to ensure that they have suitable financial backgrounds, employment histories, and criminal records;  
    • Reviewing applications and other documentation to determine if applicants meet criteria specified by landlords;  
    • Negotiating lease terms with tenants on behalf of landlords;  
    • Preparing lease agreements for signature by both parties, including landlords and tenants;  
    • Maintaining rental property inventories by conducting inspections of each unit on a regular basis;  
    • Doing and recording comprehensive ingoing and outgoing property inspections when lease commence / terminate;  
    • Dealing with and resolving landlord / tenant queries and disputes;  
    • Managing monthly rental payments and follow up on arrear rental payments;  
    • Growing the existing portfolio.

    Education & Experience    

    • The successful candidate must be a qualified estate agent (Completion of a NQF4 Certificate in Real Estate and completion of the Professional Designation Examination (PDE), conducted by the PPRA) with minimum 2 years experience working as an estate agent in either sales and / or rentals.

    Knowledge & Skills Required    

    • Knowledge of Camps Bay and surrounding rental market would be beneficial but not compulsory;  
    • The successful candidate should have his or her own reliable transport and be willing to work flexible hours;  
    • Your own laptop and access to reliable wifi is essential;

    Real Estate Agent (Johannesburg North)

    Key Responsibilities    

    • Canvassing and listing new stock; building relationships with homeowners while maintaining database.
    • Must be able to use their knowledge of the area and property expertise when visiting a client.
    • Arrange and attend weekly Show Days
    • Must be objective and be able to apply sound understanding of principles when evaluating a property.
    • Must be able to compile a marketing plan for each property.
    • Attend weekly sales meetings.
    • Must be able to represent the client (seller) in a professional and efficient manner.
    • Must be able to negotiate on behalf of the client.
    • Monitoring lead inboxes and replying to incoming leads in an efficient manner.
    • Maintaining relationships with conveyancers, bond originators and other real estate agents.
    • Keeping a breast of hyperlocal property trends.
    • Building presence and authority through digital platforms I.E., social media.

    Key Competencies    

    • Strong verbal and written communication skills are essential in this role.
    • Must be able to negotiate and close deals.
    • Have strong attention to detail.
    • Must be comfortable picking up the phone and speaking to people.
    • Must be computer literate and have a sound understanding of Microsoft Office.
    • Must understand that pressure and setbacks are part of the real estate industry.
    • Energetic, self-motivated, sales-driven, people-person.
    • Willing to work flexible hours.
    • Financially sustainable for at least 6 months
    • Must have own reliable transport and driver’s license.
    • Must have own laptop and mobile phone.

    Education & Experience    

    • Valid  and current Fidelity Fund Certificate
    • NQF 4 with PDE already written or awaiting results

    Portfolio Assistant - Cape Town CBD

    Key Responsibilities    

    • Respond to all correspondence relating to the portfolio.
    • Record monthly recoveries, billings and post and petties in a timely manner.
    • Distribute circulars and financial reports as required.
    • Handle all invoicing relating to schemes.
    • Process insurance claims and insurance renewals.
    • Carry out light HR administration of scheme employees.
    • Meticulously prepare and distribute meeting notices, files, packs and minutes in accordance with applicable legislation.
    • Regularly update Trustee, Owner and Tenant spreadsheets.
    • Register schemes with CSOS and handle other CSOS related matters.
    • Log and follow up on all aspects of maintenance issues from quotes, approvals and orders to completion and the daily updating of maintenance spreadsheets.
    • Organise the required annual or periodic services of fire equipment, generators, heat pumps etc. and maintain records thereof.
    • Manage access control matters such as the issuing and invoicing of tags and remotes.
    • Prepare and implement safety specifications in line with Safety, Health, Environmental and Quality legislation.
    • Attend and minute site meetings as required.

    Key Competencies

    Education & Experience    

    • Matric/Grade 12.
    • Paddocks Sectional Title Course is preferred.
    • Minimum 3 years working experience in a similar role required.

    • Detail-oriented, effective problem-solving skills and the ability to show initiative.
    • MS Office skills.
