    Capex Manager

    About the role

    • As the Capex Manager you will be responsible to oversee the execution of all the capex projects from inception to completion. Additionally, you will be tasked to effectively control all costs and report on all capex financial transactions.  

    What you will bring

    Inherent requirements for the position (non-negotiable)

    • Qualified Quantity Surveyor from a recognised institution
    • 3 - 5 years' experience in a similar role

    What will you be doing:
    Capex Strategy Planning:

    • Drive innovation in project management, technology, and service delivery to improve competitive advantage and client satisfaction.
    • Develop annual budget plans, financial resource allocation strategies, and departmental budgets that align with company goals.
    • Regularly assess resource needs, including staffing tools, and technology, to ensure optimal project performance.
    • Asset identification and management of asset lifecycle register.
    • Contribute to company strategy by aligning technical capabilities and resources with business objectives.
    • Client and Stakeholder Engagement:
    • Build and maintain strong relationships with clients, tenants and external stakeholders, serving as a trusted advisor on technical, financial and project management matters.
    • Act as a primary point of contact for landlord, tenants, service providers and strategic partnerships, ensuring excellent service delivery and client satisfaction.
    • Participate in industry forums, conferences, and networking events to represent the company.

    People Management and Development:

    • Lead, inspire, and develop various service providers, project managers, and technical staff, fostering a high-performance culture.
    • Assist with performance reviews, provide feedback, and develop individual growth plans for team members.
    • Support recruitment efforts and ensure that the team is adequately staffed with qualified personnel.

    Technical and Project Leadership:

    • Oversee the delivery of project management services, ensuring quality, efficiency, and compliance with technical standards and regulations.
    • Provide technical direction and fostering a culture of excellence and continuous improvement.
    • Lead high value projects, directly engaging in planning, design reviews, risk assessments, and resource allocation.
    • Establish and uphold best practices, methodologies and quality control processes across all technical functions.
    • Understanding contracts law and contracts management ie JBCC contract.
    • Ensure compliance with relevant regulations (eg. OHSA) and maintain records of compliance matters.

    Financial Management:

    • Develop and implement strategies to achieve revenue targets, improve profitability and manage project budgets.
    • Collaborate with senior leadership to set financial goals, forecast revenue, and track financial performance against targets.
    • Manage financial aspects by ensuring accurate costing, pricing strategies, and profitability analysis.

    Tenant Installations & Basebuilds:

    • Development and reporting of tenant installation/common area upgrades and project management information to identify trends and opportunities to enhance the performance and client experience 
    • Research, develop and implement systems, procedures and structures that would enhance the functioning and productivity of the TI department and ensure policies and procedures are implemented consistently.
    • Understand the parameters and requirements of the stakeholders both internal and externally.
    • Keep abreast of market trends to ensure optimum decision-making.
    • Evaluate and adjudicate national and all other RFPs within the procurement parameters and policies.
    • Implement and assist with project management design principles to ensure that projects are completed on time and within budgets.
    • Clear understanding of building principles, construction methodologies and standards.
    • Strong understanding of the functionally of the retail property environment.

    Facilities Services Manager (GCC)

    About the role

    • We are seeking an experienced and dynamic Facilities Services Manager to manage the full technical component of commercial and retail inclusive of air conditioning, electrical, lifts, generators, elevators, etc. ensuring that the operation runs smoothly, efficiently and effectively.

    What you will bring

    Inherent requirements for the position (non-negotiable)

    • Bachelor’s degree, National Diploma (S4), in Mechanical or Electrical engineering
    • Candidates with bachelor's degree in engineering need to have passed the OSHACT Exam as set by the Department of Labour.
    • Candidates with National Diploma in Engineering must have a Government Compliance Certificate.
    • At least 7 -10 years minimum experience in a variety of technical roles with an emphasis on electrical, mechanical and electronics.
    • Experience in a large-scale retail (ideally) / commercial / industrial property environment.

    What you will be doing

    Budgeting & Expense Control (20%):

    • Contribute to the annual expense budget and manage monthly expense budgets.
    • Oversee purchase orders through the Helpdesk and manage procurement within budget limits.
    • Maintain and manage the stock register, issuing work orders, and completing works orders as needed.
    • Procure stock from authorized suppliers and ensure building maintenance expenses are below market rates.
    • Maintain accurate stock records and benchmark actual maintenance costs against the year-on-year average growth over a three-year cycle.

    Budgeting and Expense Control (20%):

    • Oversight into the preparation and approval of the annual budget plan and quarterly forecasts for Technical Services, Operational Services Building Services and Utility Services.
    • Compilation of five-year rolling maintenance plan in conjunction with core strategies.

    Tenant/Staff Management (25%)

    Audits (10%)

    Service Provider Management (15%)

    Sustainability (30%)

    Utilities Manager

    About the role

    • We are seeking a Utility Manager to perform a support function to the Facilities Manager, specifically relating to the administration and management of utilities.

    What you will bring

    Inherent requirements for the position (non-negotiable)

    • Grade 12 with Accountancy as a subject
    • 2 - 5 years administration experience, preferably within a finance / audit or utilities
    • environment with knowledge of building utilities

    What you will be doing

    In this role, you will be required to:

    • To resolve queries relating to utilities with the relevant municipalities.
    • To report on energy management and consumption in the portfolio and for the sustainability report.
    • To liaise and negotiate with distributors and regulatory bodies relevant to the portfolio regarding billing issues.
    • To monitor utilities procedures and compliance within the portfolio.
    • Data integrity-scrutinising invoices and other documentation for accuracy and making comments on remediation.

    Review and Audit of all leases to ensure accurate billing in terms of:

    • All utility charges per the lease;
    • Including GLA, etc.
    • Manage LPG supplier on site- including any queries, COC updates and route requests.
    • Understand Water and Electricity supplies on site and manage alternatives and changeovers when required.
    • Tenant Utility query liaison.
    • Electric and water company audits and communications.
    • Analyse all recoveries.
    • BMS updates and upgrades on site.
    • Water & Electricity meters track and update lists.
    • Manage Telecommunication Suppliers on site
    • Eskom communication, contracts, and site contact.
