    Residential Leasing Agent/Consultant

    Job description

    Role and Responsibilities

    You will be responsible for seeking tenants and letting of our residential portfolio of 500 units in the trendy and dynamic Braamfontein precinct, aimed at young professionals and post-graduate students.

    To this end, you will be required to develop and implement innovative sales, marketing and promotional initiatives across the spectrum of prospective individual and corporate tenants.

    You will have a key role in a highly entrepreneurial team which has as one of its key objectives, the transformation of the residential tenant profile of Braamfontein as part of its urban regeneration strategy of the precinct.

    Duties

    • Generate leads through website, social media, advertising, direct marketing, activations, cold calling and other means, as per agreed sales and marketing plan
    • Manage and develop relationships with surrounding corporates and institutions (University of Johannesburg, COJ, Liberty and WITS etc) as well as Agents with Inner City expertise
    • Facilitate viewings of apartment units to prospective tenants and assist in verification of qualified applicants
    • Manage and process lease renewals and extensions in advance of lease expiry
    • Ensure occupancy levels meet or exceed average annual occupancy targets
    • Compile and maintain database of lease terminations and non-renewals
    • Position the precinct, our properties and its units favourably and establish and maintaining the highest level of pre and post occupation customer service
    • Process and track service requests from tenants and ensure prompt response to enquiries
    • Answer incoming telephone calls, emails and social media messages within agreed timeframes
    • Maintain waiting lists and record all prospective tenants with future lease dates
    • Assist Building Manager with pre and post occupation unit inspections
    • Ensure that units are ready for occupation post renovations and post occupation maintenance
    • Ensures paperwork of current and prospective tenants is completed accurately and filed correctly
    • Weekly and monthly reporting including sales leads and conversions into leases, terminations and renewals
    • Conduct market surveys and analysis rental rates and product features of Braamfontein and neighbouring areas

    Minimum Experience and Requirements

    QUALIFICATIONS

    • Matric
    • National Diploma or Degree relevant to sales/marketing and/or property management

    EXPERIENCE & SKILLS

    • At least 3 years sales and leasing experience
    • strong negotiation/ deal closing skills
    • Client service experience
    • Tenant management experience
    • Must be computer literate (Word, Excel, Powerpoint, Outlook)
