    Business Unit Controller (Siemens Real Estate)

    Key Mission

    • Ensure correct commercial administration of Location Unit, including reporting and controlling of LMU
    • Commercial interface to customer on-site providing BA support on-site
    • Commercial interface and relationship toward AMU BA
    • Monitoring shared services for commercial day-to-day operation

    Accountability
    Business Administration of Local Management Unit:

    • Bottom up financial planning and alignment with target setting
    • Monitoring of compliance with accounting standards
    • Controlling of local financial figures
    • Creation and alignment of financial forecast
    • Identification, realisation and reporting of savings measures
    • Monthly review of booking and billing
    • Commercial project definition (i.e. SPI) and preparation including cost/investment calculation, interface with AMU and Shared Services Team

    Commercial Interface

    • to customer on-site, Asset Management Unit BA
    • SRE Shared Service and SRE Expert Pool

    Financial Reporting

    • Ensure correctness of financial figures in the area of responsibility
    • Ensure R/IC conformity in the area of responsibility

    Real Estate BA Tasks

    • BA support for negotiation and preparation of external renting and customer lease contracts
    • Implementation of SRE pricing model according to guidelines (calculated net rent, rent adaption, evaluate pricing impact of maintenance measures and projects)
    • OPEX & Service costs analysis review, alignment, communication and confirmation with tenants
    • Ensuring full charges to net-rent, OPEX and Services to customer
    • Ensuring savings quality

    Contract Management

    • Manage contracts for facility services: verification of costs received
    • Interface with Shared Services / AMU: invoicing sales and posting of costs
    • Interface with SRE Shared Services Function and Asset Management Unit: contracts management (lease in and lease out)

    What do I need to Qualify?

    • Relevant Degree in Finance/Accounting and Controlling
    • 5-8 Years of relevant work experience
    • 5- 8 years relevant cost controlling experience
    • Experience in the project environment is preferred
    • Experience in Real Estate Cost Controlling preferred

    • Strong communication skills; must be able to interact with all levels of the organization.
    • Ability to quickly adapt to new challenges in changing environment
