Coastal Regional Facilities Manager at Hire Resolve

Job Description

• A leading property management company is looking for an experienced Coastal Regional Facilities Manager with strong experience in facilities management, building management, maintenance, compliance and project management to oversee facilities across their Durban and Cape Town properties. The successful candidate will be responsible for ensuring that facilities remain compliant, well-maintained and operational, while managing maintenance programmes, budgets, contractors, assets and property-related projects. The role will be primarily based in Durban, where the larger building is located, with responsibility for overseeing the Cape Town property.

Responsibilities:

• Oversee facilities management across the Durban and Cape Town properties.
• Manage preventative and lifecycle maintenance programmes.
• Develop and implement maintenance plans and oversee building maintenance activities.
• Manage CAPEX and OPEX budgets, including budget planning, forecasting and expenditure controls.
• Motivate and manage refurbishments, major repairs and infrastructure upgrades.
• Ensure compliance with the OHS Act, building codes, SANS regulations and applicable legal requirements.
• Conduct regular health and safety inspections and ensure corrective actions are implemented.
• Ensure appropriate fire safety, evacuation procedures and related training are maintained.
• Manage and maintain building assets, including asset records, replacement cycles and maintenance SLAs.
• Oversee contractors, vendors, suppliers and trade professionals.
• Maintain productive relationships with internal and external stakeholders.
• Provide leadership and direction to assigned personnel.
• Manage facilities-related projects and liaise with relevant consultants and project stakeholders.
• Monitor operational expenditure and ensure compliance with approved CAPEX procedures.
• Compile regular facilities and maintenance reports, including actions, follow-ups and outputs.
• Support operational planning relating to stock, human resources, contractors and asset replacements.

Requirements:

• Grade 12.
• A degree or diploma in Facilities Management, Construction Management, Property Management or Operations Management.
• Minimum 8–10 years' facilities management experience within the property management industry.
• 3–5 years' people management experience.
• 5–8 years' project management experience.
• 3–5 years' operations management experience.
• Knowledge of South African laws, by-laws and relevant practices.
• Knowledge of building codes and SANS regulations.
• Strong knowledge of health and safety regulations and the OHS Act.
• Financial management knowledge and experience with CAPEX and OPEX budgeting.
• Knowledge of project management principles.
• Working knowledge of BCEA and LRA requirements.
• Proficiency in Microsoft Office, with intermediate to advanced Excel skills.
• Strong facilities and operational management skills.
• Strong relationship management, negotiation and influencing skills.
• Excellent attention to detail and organisational skills.
• Ability to manage contractors, service providers and internal stakeholders effectively.
• Willingness to be primarily based in Durban while overseeing the Cape Town property.
