Effectively manage the operation and maintenance of Utilities to reduce the likelihood of a significant disruption of utilities (i.e. HVAC - heating and cooling, electricity, water, compressed air, natural gas, steam generation) provided to the site and assures around-the-clock responsiveness to mechanical failures or emergency situations, remaining available for on-call technical support for emergency responses.
Support the site’s OEE targets by the provision of 100% site services and utility availability.
Develop KPIs which demonstrate the correlation between Facilities provision and Utilities effectiveness to Production line performance.
Coordinates and sometimes directly supervises utility outages and the performance of emergency and routine maintenance on site utilities and facilities.
Plan, prioritize, assign, manages and review the work of subordinates/contractors responsible for facility and utilities maintenance.
Establish schedules and methods for providing facility and utilities maintenance services; identify resource needs; review needs with appropriate management staff and allocate resources accordingly.
Participate in the development of goals and objectives as well as policies and procedures; make recommendations for changes and improvements to existing standards, policies, and procedures; participate in the implementation of approved policies and procedures; monitor work activities to ensure compliance with established policies and procedures.
Assumes responsibility for the performance of employees in the area of responsibility by reviewing work in the field, evaluating the quality of the work performed, and coordinating with Maintenance Manager, the Maintenance Planner and the Team Leaders to develop management tools to evaluate personnel and trade-related performance.
Manage the provision of outsourced services (starch/effluent plant operation, Fire Protection services, Garden services, Security services, office cleaning, HVAC etc.) to achieve agreed service/performance levels.
Leading the site utilities sustainability agenda by way of developing Green teams to drive continuous improvement on utilities usages and performance across the site.
Ensure that all buildings are safe for the occupants and full fills the needs of functions being carried out in that building. ( Ergonomics and services)
Ensure that all utilities standby/back-up systems (generators, air compressor, water tanks, fire/diesel pumps, boilers) and facilities - potato cold storage are fully functional.
Develop and organize preventative maintenance and safety inspection programs for all facilities and utilities equipment.
Manage construction projects, facilities upgrades, and other special projects as well as assist in the preparation of various contracts, requests for proposals, and reports.
Train or coordinate training in facility and utilities maintenance and safety methods, procedures, and techniques.
Assist the Engineering Manager in the preparation and administration of the facility and utilities maintenance budget; submit budget recommendations; monitor expenditures; prepare cost estimates; submit justifications for equipment; monitor budget expenditures as agreed by Manager.
Attend and participate in professional group meetings; maintain awareness of new trends and developments in the field of facility maintenance; incorporate new developments as appropriate into programs.
Manage all non-contract waste handling activities and ensure that all waste disposals is managed in a manner that fulfils PepsiCo’s environmental policies as well as conforming to all the relevant local and national statutory requirements.
Minimum Degree in Electrical or Mechanical Engineering
Minimum 5 years Utilities management experience ideally in a FMCG environment OR Government Competency Certificate (GCC for Factories) with 3 years experience in Plant Engineering and Engineering Project Management
Continuous improvement tools
Minimum 3 years in a FMCG manufacturing or operational or engineering role.
Experience of continuous improvement/QA/lean manufacturing methodology and implementation.
Knowledge and experience in operation and maintenance of utilities equipment
Knowledge of health and safety requirements in factory environment
Knowledge of food safety requirements in a factory environment
Operations, services, and activities of a building maintenance, repair, and construction program.
Materials, methods, terminology, equipment and tools used in the maintenance, repair, and construction of building structures and systems including those used in performing plumbing, cooling, heating, electrical, mechanical, and painting work.
Principles of supervision, training, and performance evaluation.
Construction and project management principles.
Pertinent local and municipal by-laws, OHSACT, and SANS, codes, and rules.
