    Property Manager Company Name Crayon

    Looking for a seasoned property manager to handle three aspects across an existing, and to-be-developed portfolio: business development, project management, facilities management. Properties are located primarily in South Africa and East Africa. Must have the ability to relocate to Dar es Salaam in Tanzania or travel extensively while based in South Africa.

    Responsibilities

    • Project Management, Development Management and Facility Management
    • To plan and coordinate all aspects of the construction process – work with contractors, engineers, architects, and vendors
    • Oversee an entire construction project
    • Lead new or ongoing construction projects
    • Create Preventive Maintenance of our existing properties
    • Allocate and manage facility space for maximum efficiency
    • Coordinate intra-office moves
    • Supervise maintenance and repair of facilities and equipment
    • Oversee facility refurbishment and renovations
    • Negotiate contracts to optimize delivery and cost saving
    • Ensure delivery schedules, quantity and quality criteria are met
    • Check completed work by contractors and vendors
    • Performance manage, develop and train staff
    • Prepare and track facility budget
    • Attend to all property related Government fees and requirements e.g. property tax, land tax, home owner’s association (HOA) fees
    • Follow up and attend visits
    • Assist management in all property related legal/ litigation issues
    • Develop strategies to unlock or maximize value of all landed properties green, work in progress, completed
    • Ensure that Insurance for related properties are in place
    • Oversee all lease contracts for properties leased by groups and subsidiaries
    • Manage and coordinate all vendors, professional consultants, related to our properties projects
    • Enforce occupancy policies and procedures by confronting violators
    • Prepare reports by collecting, analysing, and summarizing data and trends
    • Advise management on various strategies related to properties/ real estate
    • Create, mentor and manage a cohesive property maintenance team 
    • Perform tenant screenings 
    • Be on the centre stage of our property strategies

    Requirements

    • 5 to 10 years of practical experience in real estate, construction and preventative management, lease management, land economics, site management
    • Entrepreneurial thinking and ability to work Independently
