DESCRIPTION
The Residential Supervisor will be responsible for the implementation of maintenance to all residential building fabric and associated infrastructure. They will supervise, direct, and manage all contractor/s in a specified discipline and will be expected to inspect such work, ensuring that work orders are completed, quality standards adhered to, maintenance plans followed, and schedules met. The residential apartments, building fabric and external infrastructure will include but not be limited to all internal spaces, kitchens, bathrooms, roofing, carpentry, windows, doors, ironmongery, lifts, air conditioning plant, heat pumps, walk ways, wall and floor cladding, plastering, painting and fixed furniture.
Job Objectives:
Reactive and Planned Maintenance
- Execute and follow-up on reactive and planned maintenance requests from inception to hand-over
- Prioritise, schedule, expedite and/or execute all work orders specific to the residential apartments
- Inspect and determine method and sequence of operations to locate, install, test, repair or modify issues raised by tenants or letting agent
- Perform in-house repairs and supervise contractors
- Co-ordinate and arrange all access, permits with V&A W traffic and/or health and safety departments
- Inspect all repairs/fixes to apartments, building fabric and infrastructure
- Recall or redo any repairs/fixes not completed to established building practices and standards
- Prepare, monitor and follow up that service schedules are adhered to contractors.
Inspection and Audits
- Carry out regular inspections of apartments between tenant changeovers, building fabric and infrastructure.
- Assist the Services Manager in carrying out regular condition audits of building fabric and infrastructure
- Assess, determine and undertake steps to prevent catastrophic failure of building fabric and infrastructure
Project Management
- Assist Project Manager with medium to small scale construction, renovation or refurbishment projects required within the residential complex
- Assist Project Manager with inspection and monitoring of all project work
- Ensure that safe working practices are observed and safety regulations are adhered to at all times
- Attend Operations Department’s launch and site meetings and implement works arising or provide support
General Support
- Monitor on-site and stores spares, materials and inventory for the apartments, building fabric and infrastructure
REQUIREMENTS
Educational Requirements:
- Artisan with minimum NTC3 (NQF Level 4/3) OR deemed equivalent AND successful completion of an appropriate apprenticeship and passing of a recognised industry trade test
Knowledge Requirements
- Working knowledge of building trades e.g. carpentry, roofing, water proofing, plumbing, sanitaryware
