    Landlord Relationship Specialist (Polokwane)

    ROLE PURPOSE:

    • To manage Landlord relationships, end to end within company
    • Cession of Lease Agreements: To obtain consent from landlords for the transfer of existing lease agreements
    • Lease Renewals: To manage and renew lease agreements, ensuring favorable terms for the company.
    • To manage strategic and operational Property related projects, negotiations, and reporting

    RESPONSIBILITIES WILL INCLUDE:

    • Build and maintain good business relationships with landlords in line with company services and ;
    • Performance Management Framework and objectives
    • Stakeholder engagement with relevant landlords, stakeholder and government bodies/ associations to strategically position the company to achieve its long-term objectives.
    • Implement the companies services strategy with the aim of maximizing onward tenancies and cost containment in the long run
    • Timely renewal and lease renegotiation of rentals (focus on reduction of rentals)
    • To facilitate communication between company, Landlord and contractors.
    • Regular Site Meetings and updates with Landlords
    • Dispute resolution and ensuring business continuity
    • Manage ground rent direct expense budget
    • Support of site activities and access including upgrades through close coordination with landlords and customer stakeholders
    • Reporting and tracking, on the status of lease agreements and negotiations
    • Liaising with Landlord Relationship Specialists, requires teamwork and the ability to work as a unit within a larger property management framework
    • Working on ad-hoc projects as requested by line manager and the organization

    CORE COMPETENCIES:

    • Understanding of Basic Telecommunications Principles and site layout.
    • Negotiation Skills including dispute management skills, is vital
    • Communication Skills, essential for liaising with various stakeholders, including landlords, contractors, and internal teams.
    • Contract management: Having understanding and Business acumen in dealing with contract clauses and implementation, ensuring all legal and procedural requirements are complied to.
    • Organizational Skills, necessary for managing multiple leases, renewals, and workload
    • Problem-Solving Skills, useful for addressing any issues that arise during the negotiation or cession process.
    • Attention to Detail and reporting skills: Critical for drafting leases, capturing information,
    • Excel, smart sheets and systems knowledge and ability to report on and analyse statistics.

    TECHNICAL/PROFESSIONAL QUALIFICATIONS:

    • Relevant 3 year Degree / National Diploma / Equivalent experience (Knowledge Skill Abilities) in Property, Town Panning, Law, or relevant Built Environment qualification.
    • Understanding of basic business principles
    • Relevant Property Legislation & leasing
    • Knowledge of Policies and procedures
    • 3- 5 years experience in a similar role
    • 3 - 5 years Negotiating experience
    • 3 - 5 years working with property/base stations/telecoms (Desirable)

    Senior Estate Specialist (Polokwane)

    Role purpose:

    • The role of the Senior Specialist: Estates is to manage and oversee the Estates and property portfolio within the respective region for optimal collaboration, regular travel to/within (Central) regions and head office is required.
    • This will include staff, contractor, vendor, customer and stakeholder management and relations.
    • This to be conducted in a timely manner with the goal of optimising efficiencies and lowering costs and achieving favourable contractual terms whilst adhering to all regulatory and companies policies, procedures, and processes.
    • The role of the Senior Specialist will have a dual function managing Specialist and Admin staff in the central region as well as looking after their own portfolio:
    • Develop and maintain strategic relationships with landlords, stakeholders, and relevant government bodies.
    • Execute companies property strategy to maximize tenancy and manage costs effectively.
    • Negotiate timely lease renewals and rental agreements with a focus on cost reduction.
    • Coordinate site activities, ensuring smooth communication between landlords, contractors, and stakeholders.
    • Manage lease tracking, budgeting, dispute resolution, and collaborative teamwork to maintain business continuity.
    • Implement and manage programs for lease and contract renewals consent and novations, landlord negotiations, customer liaisons and any other estates strategic projects by driving the companies culture and behaviours as aligned to the Performance Management Framework.

    • 2 to 3 years knowledge& experience of contractual legal requirements (Essential).
    • 2 to 3 years Environmental knowledge & experience (Essential).
    • 2 to 3 years Town planning knowledge & experience (Essential).

    Specialist: SCM Warehouse & Logistics

    Role purpose:

    • The SCM Warehouse and Logistics Principal Specialist is responsible for managing the storage, distribution, and transportation of telecoms and infrastructure materials.
    • This role ensures efficient warehouse operations, inventory accuracy, and timely delivery of critical telecom assets while optimizing costs and adhering to industry regulations.
    • Manage availability of maintenance and capacity upgrade spares, including related supply chain support requirements and control stock that includes the management of stock levels and reconcile assets within the regions.

    Accountabilities:

    • Define and operationalise the company's Logistics Strategy
    • Implement and manage warehouse management systems to improve efficiency and traceability.
    • Participate in sourcing activities for suppliers who will be part of the logistics supply chain, and manage the chosen supplier/s in terms of logistics
    • Partner with business units to define and consolidate demand planning
    • Conduct regular stock audits and cycle counts to maintain accurate inventory levels.
    • Ensure adherence to quality standards and establish effective vendor relationships.
    • Collaborate with vendors to negotiate pricing, terms, and delivery schedules for inventory
    • Coordinates receiving, documentation, storage, and shipping of materials.
    • Manage warehousing and transport capacity and mitigate any performance/ delivery risks
    • Inventory management and optimisation (accuracy, stock take, quality, aging, HSE compliance, disposal, returns)

    Core competencies, knowledge, and experience:

    • Proficiency in inventory management practices, including forecasting, stock control, and order fulfilment.
    • In-depth understanding of supply chain processes, including procurement, transportation, and logistics.
    • Strong analytical skills to interpret data related to stock levels, and supply chain metrics.
    • Ability to assess vendor performance and make recommendations for improvements.

    Must have technical / professional qualifications:

    • A degree/ diploma in relevant SCM/ Logistics field.
    • Substantial experience in inventory or stock control roles, particularly in managing spare parts.
    • 5-8 years' experience related to the industry or sector.
    • Analytical & Problem-Solving Skills: Ability to optimize supply chain processes and manage operational challenges effectively.
    • Regulatory Compliance: Understanding of import/export laws, telecom equipment regulations, and safety standards.
    • Previous experience of leading and managing a team.
    • Support network rollout and maintenance projects by ensuring the availability of critical infrastructure components.
