    Project Development Manager

    Requirements:

    • Minimum 7 years’ experience as a Project Manager preferably in high density residential developments
    • Relevant university degree preferable
    • Must have experience at negotiating, appointing, managing and leading the professional team and the main contractor.
    • Must have experience with JBCC contracts, BOQ’s, reading cost reports, programming gant charts
    • Must have in depth understanding of construction methodologies


    Experience in:

    • Professional team and design process:
    • Sourcing, negotiating , appointing and managing professional team including architects, engineers, QS, surveyors etc.
    • Managing the cost engineering and design development process.
    • Review plans, sign off working and other drawings to satisfy the development specification in terms of optimal cost and design.


    Contractors:

    • Reviewing and assisting with the preparation and negotiations of JBCC contracts. Managing main contractor. Administering JBCC contracts as principle agent. Make sure contractors adhere to JBCC contractual requirements and understand legal process. Review and adjudicate claims.
    • Local knowledge and experience in sourcing materials and subcontractors to specifications and budget, including negotiate terms and price with suppliers and contractors. Strong negotiation skills required. Knowledge of current market construction costs
    • Preparing and commenting on gant charts, critical paths, and reporting on progress as and when required.
    • Chair/run regular site meetings and site walkabouts.
    • Managing teams to ensure snag and desnag processes meets clients’ satisfaction (practical completion, works and final completion and well as latent defect period).


    Cost control:

    • Preparing progress payments, cashflow statements and projections, certifications, final accounts (in conjunction with QS) and reconciling any other payments as required.( for contractors, professional teams etc).
    • Manage bank drawdown process.


    General management:

    • Management of core in house team.
    • Liaising with the local council for SDP’s, accounts queries, contributions, connections, sign offs and any other necessary council issues. Make sure that regulations and requirements by the council and its departments are adhered to by the project team at all times.
    • Obtaining section 82’s, occupation certificates (or others as required form time to time) by managing correct installations or other to meet requirements.
    • Health and safety requirements, mandatories and current legislative protocol.
    • Green building and new energy efficiency requirements
    • Understanding insurance policies pertaining to CAR, public liability lateral support etc pertaining to building sites.
