    Property Accountant

    Purpose

    We are looking for a Property Accountant to be based at the Sandton office. To manage and ensure that the daily processes relating to property management finance, budgeting, VAT, rental requirements and supplier payments are met, and that the MDA Property Management System is always updated and complete. The role will also involve liaising and assisting Property Managers with variance reporting on a building by building basis on all income and expenses.

    Responsibilities

    • Maximise returns for all clients’ assets under the management of the Property Management division.
    • Budgeted expenditure is not exceeded.  
    • Effective internal controls are in place.
    • Develop and maintain sound relationships with tenants and suppliers.

    Financial Resources/Business Volume

    • Assist with the preparation and processing of the monthly VAT to SARS at a building level.
    • Assist the Property Managers with the compilation of the yearly budget focusing on the expense items of the income statement.
    • Actively monitor that compliance with budgeted expenditure is maintained and achieved by Property Managers, and where budget is exceeded ensure that proper explanations are provided in the management pack and meetings.
    • Ensure that all properties sold are accurately and timeously cleared from the system including the accurate preparation and finalization of any adjustment accounts.
    • Review that the collection commission fee is accurately calculated and expensed correctly in the property management system.
    • Ensure that the monthly balance sheet reconciliation files are accurately compiled, submitted by the Accounts Payable Administrators for review and approval.
    • Ensure that all information and reports are readily available and on time for the execution of the external and internal audits, as and when requested by auditors.

    Specific Complexity

    • Understanding the inter-dependence of different systems and processes.
    • Not receiving invoices from external service providers timeously and therefore running the risk that services are terminated.at the properties.
    • Extremely tight deadlines inherent in the property management business.

    Planning

    • Interrogation of financial reports i.e. income statement for all accruals, income and expense items processed by Property Management, including billing and adjustments analysis.
    • Calculate and distribute all funds in the Property Management bank account.
    • Thoroughly review (all capturing and supporting documentation), post and release all supplier payments on CAATS on a weekly basis).
    • Assist the property managers with variance reporting at a building level for all properties concerned in preparation for the asset management meetings, on a monthly basis.
    • Prepare all municipal reconciliations and attend to municipal queries.
    • Calculate and process the monthly collection commission.

    Qualifications

    • Relevant BCom degree (with experience in property management finance).

    Required Knowledge

    • Property and finance related courses.
    • Accounting & Tax Updates

    Experience

    • 3 - 5 years’ experience in property.
