    Asset Manager (Gauteng)

    Description
    Maintenance Management

    • Active participation to support management of data centre infrastructure to provide a concurrently maintainable, cost-effective system supporting 99.999% electrical uptime & 99.99% mechanical uptime.
    • Active involvement in planned, preventative and corrective maintenance activities for all Teraco Data Centres ensuring maximum system availability.
    • Ensure accuracy of asset register and link assets and spare parts to the relevant tasks on the maintenance management system i.e., asset and inventory management.
    • Analyse age of assets and forecast for end-of-life replacements.
    • Active participation in site hand-over process from Construction fit out to Operations.
    • Consistent reviews of maintenance working methods to ensure all SLA & MSA’s are achieved.
    • Co-ordinate, assess and review maintenance efforts to ensure all facilities maintained to Teraco standards.
    • Ensure that all work performed is in accordance with established practices and procedures.
    • Where possible, standardise maintenance activities across all facilities. 
    • Assist with annual maintenance contract negotiations, pricing agreements and sourcing of new suppliers.
    • Troubleshoot and perform effective root cause analysis to permanently resolve maintenance related issues. Adherence to timelines is critical.
    • Identify opportunities for Operational Excellence improvements and execute a change in maintenance strategy from Preventive to Predictive.
    • Monthly reporting on relevant maintenance metrics including but not limited to incident trend analysis on an asset/component level
    • Respond to emergency calls for maintenance.
    • Perform administrative tasks as required.

    Compliance

    • Maintain compliance in accordance with all relative policies and procedures.
    • Meet agreed inter-departmental OLA (Operational Level Agreement)
    • H&S monitoring and corrective action to meet statutory compliance, SLAs and good business practice.
    • Implement company and departmental policies, processes and work instructions as per the agreed quality and timeline/RFS.
    • Active participation for both external and internal audits

    Critical System Management

    • Ensure all planned and corrective maintenance is managed in accordance to ensure customer MSA’s and SLAs are achieved.
    • Conduct working methods to maintain agreed PUE levels.
    • Task finalisation and report accurately, as per agreed format, quality and within the agreed timelines.
    • Ensure that the client communication process has been adhered to.

    Data Centre Ethics

    • Ensure compliance is maintained incorporating industry best practices.
    • Ensure data centre facilities standards are enforced and maintained.
    • Ensure data centre cleaning standards are enforced and maintained.

    QUALIFICATIONS AND EXPERIENCE

    • Proven ability to Maintain Assets and the facility, Control Parts Inventory, monitoring purchase orders, invoice approvals, and managing the department Budget.
    • Experience with CAPEX project execution preferable.
    • Proven experience with maintenance and reliability initiative, focused on Preventive and Predictive maintenance.
    • Manage maintenance teams (staff. technicians & contractors).
    • Experience with TPM/Lean Six Sigma methodology preferable.

    Facilities Caretaker & Permit to Work officer (Gauteng)

    Description

    • The Facilities Caretaker & Permit to Work officer is required to attend to and resolve all matters including but not limited to the day-to-day maintenance, aesthetical upkeep of the interior as well as exterior of the entire facility, general maintenance, handyman duties as well as end to end waste management at the facility.

    OBJECTIVES

    MAIN FUNCTIONS OF THE JOB

    • Responsible for implementing, management and compliance tracking of the Teraco Permit to Work system for all on site activities.
    • Schedule, manage and close out day to day general building maintenance activities to ensure that the facility remains in class leading condition.
    • Schedule, manage and close out of general building maintenance including but not limited to general repairs, water proofing, spill clean-up, routine cleaning and inspection of water distribution storage and polishing systems.
    • Schedule, manage and close out of regular inspections and repairs of building façade, perimeter security systems including electric and general fencing, gates, booms, and landscaping.
    • Manage all waste generated on site, sorting, separation, recycling, removal and disposal in accordance with local municipal by-laws, national regulation and international best practice standards. Continuously measuring compliance against ISO standards. 
    • Approve and manage contractor work procedures to ensure compliance with Teraco HS&E guidelines and as outlined by the OSH act, always ensuring safety first working methods.
    • Manage and supervise a small team of general labourers to ensure the facility is maintained to industry standards and best practice.
    • Provide ongoing guidance and HSE training to your team to ensure their competency within their respective roles.
    • Manage working methods to ensure compliance and maintaining of all client SLA’s and internal OLA’s .

    Requirements
    SKILLS REQUIREMENT

    • Previous Permit to work and Risk Assessment experience.
    • Previous exposure to risk and compliance audit would be advantageous.
    • Electrical, plumbing and general building maintenance experience would be advantageous.
    • Water recovery and filtration, fire sprinkler system experience or knowledge would be advantageous but not an absolute requirement.  
    • Proactive problem solver, able to perform rapid and accurate assessments.
    • Able to work extended and after-hours, unsupervised, when so required.
    • Remains calm and able to make clear and concise decisions under pressure.

    Data Centre Administrator (JHB East Rand)

    Description
    OBJECTIVES 

    Main Function of the Job:

    • Support the Data Centre Management & Site Supervisor with administrative duties.
    • Manage Calendars, Schedule Meetings, Appointments & Site access (Internal & External).
    • Compile Meeting Minutes & Distribute.
    • Prepare training packs and organisational reports as needed.
    • Manage departmental internal & external training.
    • Responsible for managing duty and shift rosters across all teams.
    • Request quotations, raise purchase order requests & processing invoices.
    • Responsible for all testing instruments databases and annual/quarterly calibration thereof.
    • Managing Tools, Uniform & Health & Safety Registers in line with Teraco HSE policy.
    • Keep stock of supplies, tools, PPE & critical spares and place orders when necessary.

    Data Centre Technician (Gauteng)

    Description
    Purpose of the role

    • The Data Centre technician (electrical technician) provides a range of services which revolves around day-to-day operations & maintenance of the Data Centre facility, including, but not limited to, equipment and processes, ensuring effective and efficient operation of the Data Centre. 

    OBJECTIVES

    Main function of the Job 

    • Monitoring and maintenance of all Data Centre critical infrastructure (generator, UPS, fire and cooling systems) 
    • Performing planned and preventative maintenance of all infrastructure
    • Fault detection of critical infrastructure
    • Switching and isolation of MV and LV equipment
    • Installing and commissioning of new plant
    • Daily walk arounds and inspections of electrical, mechanical (cooling) and fire systems and equipment
    • Wiring of electrical control panels
    • Offering technical support at Data Centre by performing system/network installation, configuration, and troubleshooting in order to ensure optimum operations.
    • Monitoring system processes to ensure smooth operations.
    • Evaluating heating and cooling systems to ensure they are operational and can meet equipment temperature conditions.
    • Comply with working methods ensuring that all client SLA and MSA’s are achieved
    • Monitor critical environments to ensure uptime and efficient resolution of issues

    Compliance
