    Shoot Coordinator

    Shoot Coordinator who can facilitate the ‘atmosphere’ of shoot required to join a branding and communications agency based in Kloof.  Must have an immense amount of initiative, be able to think quickly on their feet and confident to make decisions on the go, able to travel and be highly organised and resourceful.

    Duties and responsibilities: 

    • Responsible for pre-, on-shoot and post- planning of photoshoots.
    • Attend briefing and preprod meetings, add value by anticipating what will be required and use initiative in planning in advance and asking all the right question.
    • Scouting models and venues or briefing a scout/agent to find.
    • Booking, negotiating and securing all crew, venues, gear, menus, permits, models, travel, accommodation.
    • Working closely with the shoot production manager to ensure our reputation and level of excellence is delivered at all times.
    • Source product if required, collect, deliver to shoot venue and be responsible for product packaging and return post shoot.
    • Attend shoots, work alongside the crew to ensure the process runs efficiently and on time.
    • Maintain and be the architect of the ‘atmosphere’ on shoot, reduce stress levels and anticipate hiccups on the ground. Improvise and use intiative, always keeping your eye on the ball.
    • Distribute all shoot schedules, crew & model lists and shoot plan.
    • Prepare shoot cost estimates working within client’s budget.
    • Post shoot reconciliation of all costs, payments and finalise invoice for client.

    Shopping Centre Manager (Retail Mall)

    Job Description / Responsibilities

    • Ensure investment growth and maximum income of the Centre through effective Centre management and asset control.
    • Ensure that all buildings, grounds, and equipment are well maintained and in optimal working condition.
    • Develop and implement departmental policies and procedures and ensures that all operations are in accordance with established health and safety regulations.
    • Ensure that services purchased are of acceptable quality at the least possible cost.
    • Keep Senior Management well informed of area activities and significant problems.

    Key Functions and Duties

    • Keep abreast of market activities in respect of tenant movement, new developments, major vacancies, and other landlord’s strategies.
    • Maintain a hands-on control of projects in hand.
    • Analyse monthly income /expenses.
    • Monitor turnover rentals.
    • Monitor all municipal recoveries (and general recoveries) on a monthly basis and ensure recovery of operational and utility costs in accordance with Lease terms.
    • Undertake monthly interaction meetings with Debtors, Debtors Manager and Leasing to ensure appropriate action taken and recommend legal action where necessary.
    • Deal with correspondence / interaction with tenants as required.
    • Tenant liaison and public relations.
    • Arrange and control/manage Centre promotions.
    • Regularly assess tenants’ turnover, stock turn and merchandising to establish both growth needs and/or trading difficulties.
    • Monitor and compile foot traffic reports.
    • Ensure cost effectiveness and performance of contractors.
    • Network with tenants, public, external organizations.
    • Control cleaning, consumables, electrical and general maintenance.
    • Motivate and assist tenants to improve their services.
    • Assume responsibility for the effective repairs and maintenance of the Centre.
    • Motivation of refurbishments and/or major repairs as appropriate.
    • Attend site meetings with contractors in respect of maintenance/expansion of projects.
    • Inspection / enforcement of tenant responsibilities during and on termination of lease terms.
    • Assume responsibility for the security of all the Centre facilities. Conduct scheduled inspections of security systems and implement improvements as necessary.
    • Establishment and maintenance of an emergency preparedness programme.
    • Assume responsibility for ensuring professional business relations with tenants, suppliers, contractors, and trade professionals.

    Required Experience / Skills / Abilities

    • 5 years relevant experience, with at least 2 years of supervisory experience.
    • Excellent leadership abilities.
    • Ability to organise, coordinate, and direct team activities.
    • Ability to use all related maintenance equipment and computer applications.
    • Strong problem-solving skills.
    • Strong communications skills.

    Leasing Manager (Commercial Property)

    Leasing Manager required to oversee retail and office leasing functions for a private portfolio of commercial properties based in Randburg, Johannesburg North.

    RESPONSIBILITIES

    • Responsible for overseeing retail and office leasing functions for a private portfolio of shopping centres, offices, free standing buildings, and entertainment centre.
    • The Leasing Manager will be required to interact with potential and existing tenants on behalf of the landlord.
    • Including all leasing functions which include reviewing and negotiating lease transactions and agreements.
    • Showing properties, answering questions, and finalising terms of leases.
    • Establishing tenant expectations for security deposits, procedures for rent and amenities that will be part of the lease.
    • Preparing potential tenant background checks, including reference letters, rental history, income verification and lease application.
    • Grow network of prospective tenants.
    • Formulate a leasing strategy.
    • Ensure maximum sustainable rental growth on new deals and renewals.
    • Keep up to date on new tenants entering the market and establish relationships.
    • Manage renewals timeously.
    • Ensure Deposits and Bank Guarantees are in place.
    • Manage the lease compliance process and adhere to all FICA requirements.
    • Ensure all signed deals are uploaded on company server.
    • Weekly relevant feedback to CEO.

    REQUIREMENTS

    • Proven 3+ years of working experience as a Leasing Consultant, Leasing Manager or Broker
    • Strong working knowledge of property management and other sales techniques.
    • Excellent customer service and interpersonal skills.
    • Exceptional leadership and teamwork abilities.
    • Ability to motivate the team to achieve sales goals.
    • Computer literate with an excellent understanding of MS Office.
    • Strong problem-solving skills to tackle critical situations.
