    Centre Manager (Retail) - Village Square

    Duties and responsibilities

    1. Financial Management 

    Capex:  

    • Ensure capex projects are correctly budgeted.
    • Ensure capex projects are done within the budgeted period and cost as well as in line with procurement policies.

    Forecasting and accruals:

    • Ensure accruals are raised as required monthly and at year end together with the portfoliaccountant.  
    • Monthly forecasting including loading of income projections line by line on the MRI system.
    • Accurate income and expenditure forecasts tbe done monthly including utilities tensure budget or better net income is delivered.  
    • Credit control and arrears management in line with targets set by Finance.   Timeous action taken on defaulting tenants including the handing over of debt tattorneys for collection.  Financial arrangements were required tbe negotiated with tenants.   
    • Calculate and raise turnover rentals where applicable and ensure all turnover rental certificates are received as required in terms of the lease agreement.  
    • Check and sign off monthly petty cash
    • Manage gift card sales and follow policies and procedures for reconciliation in conjunction with the paymentology system.  
    • Ensure non-gla as well as Adhoc and advertising sales and agreements are managed, and revenue is raised as required.  

    2. Leasing 

    • Lease negotiations on both renewals and new lets.
    • Accurate deal analysis information sheets tbe compiled for approval and sign off.
    • Manage outstanding leases documentation.
    • Annual leasing strategy tbe presented with budgets.
    • Prepare Feasibilities and spend tbe conducted on leasing deals and/or projects in conjunction with PortfoliManager.
    • Ensure offers tlease and/or heads of agreements and/or lease agreements are correctly drafted and signed in line with the Company’s levels of authority.  

    3. Risk Management

    • Ensure OHS training required for staff at the building is identified and planned in conjunction with the PortfoliManager and Training Manager.
    • Ensure policies and procedures with regard trisk are implemented.
    • Identity OHS compliance in all areas of the building including court space.
    • Ensure all incidents are reported timeously tinsurers.  
    • Management of external contractors in terms of both SLA and OHS requirements. 
    • Implementation of and daily management of the preventative maintenance plan and general operational requirements with the Operations Manager.  

    4. Administration:

    • Ensure accurate monthly turnover report including analysis of same is provided and loaded on the MRI system.
    • Ensure foot traffic data is recorded, reported on and analyzed on a monthly basis.  
    • Ensure full compliance with the court space procedure and the mediametrics system.
    • Check all billing forward statements on MRI tensure accurate billing tall tenants and ad-hoc accounts.
    • Ensure compliance with all Growthpoint policies and procedures including but not limited tPOPIA.
    • Ensure compliance with requirements as set out by the PPRA including ongoing CPD points earning.
    • Quarterly MSCI submissions

    5. People Management 

    • Conduct bi-annual reviews with all staff on aspirations.
    • Identity training needs, succession planning opportunities and manage non-performance in line with relevant HR processes.
    • Employ team members in line with company transformation goals and objectives.  

    6. Marketing Management

    • Responsible for the development of Marketing strategies in conjunction with Marketing professionals. 
    • Ensure annual marketing budget and strategy is prepared, relevant tthe Centre and in line with leasing strategy for presentation with the annual budgets.
    • Ensure marketing company achieve their set KPI’s and comply with the SLA in place.  
    • Ensure best use of marketing funds for the betterment of the building.
    • Building mutually beneficial relationships with tenants both in the mall and at national head offices

    7. Reporting

    • Prepare management packs monthly, together with all the required reports at least 5 working days before the management meeting.
    • Record of monthly minutes of management meetings tbe included in monthly management packs.  

    Qualifications

    • A relevant tertiary qualification Diploma/Degree.   
    • Shopping Centre Management certification would be an added advantage.
    • Registered with the PPRA
