    Construction Manager

    About the job

    • Dynamic, dead line driven experienced Construction Manager required to manage the fast-paced construction of residential units in the Northern Suburbs of Cape Town.

    Duties:

    • Fully responsible for the daily management of the site.
    • Fully responsible for ensuring the required safety standards are met and maintained.
    • Ensuring that the quality system is stringently followed.
    • Ensuring daily productivity of the site.
    • Produce short term programs weekly and communicate such to subordinates and subcontractors.
    • Identifying and achieving mid term construction milestones.
    • Coordination of numerous trades within the correct, agreed sequence.
    • Chairing weekly subcontract meetings.
    • Produce and present fortnightly progress reports.
    • Ensuring minimal waste on construction materials.
    • Ensuring timeous ordering and delivery of material to prevent any delays.

    Skills:

    • Oversee multiple construction projects from start to completion.
    • Coordinate building processes and trades to ensure standards are met and maintained.
    • Monitor and measure performance against program.
    • Budget and cost measuring strategies.
    • High organisation and project planning ability
    • Good understanding of the JBCC suite of contracts
    • Determining and assessing the need for additional staff.
    • Identify and manage project dependencies and critical path.
    • Proactively manage changes in project scope, identify potential crises, and devise contingency plans.
    • Conduct project post mortems and create a recommendations report in order to identify successful and unsuccessful project elements.
    • Monitoring project expenses against planned and budgeted expenditures
    • Manage stock and materials processes on site.

    Must Haves:

    • 8-10 years’ experience in a Site manager/ Site Agent role
    • Minimum of 4 years’ experience in construction of multi storey apartment buildings
    • Proactive and can solve problems on site
    • Have advanced knowledge of NBR and NHBRC guidelines
    • Site establishment
    • Setting out Brickwork
    • Set Datum (levels)
    • Site Admin – Progress Report (on project)
    • Manage surveyor and related requirements
    • Planning & programming
    • Conduct planning meeting before a development commences
    • Assist with compiling feasibility studies and budgets with Quality Surveyor
    • Project Planning, Programming and updating of programs
    • Resolving any unexpected technical difficulties, and other problems that arise
    • Planning the work and efficiently organizing the plant and site facilities in order to meet agreed deadlines;
    • Setting goals & targets and ensuring that they are achieved
    • Interact with Council on any planning requirements
    • Progress & design meetings
    • Checking of plans, drawings and quantities for accuracy of calculations
    • Ensuring all materials used and work performed are as per specifications
    • Managing, monitoring and interpreting the contract design documents supplied by the client
    • Full understanding and implementation of Architects and Engineers plans program reports and measurements
    • Coordinate construction processes
    • Liaising with consultants, sub-contractors, supervisors, planners, quantity surveyors and the general workforce involved in the project
    • Liaising with the local authority to ensure compliance with local construction regulations and by-laws
    • Liaising with client and their representatives, engineers and surveyors, including attending regular meetings to keep them informed of progress
    • Measurements & Costing
    • Cost reporting and Requisitions
    • Monitoring project expenses against planned and budgeted expenditures
    • Overseeing the selection and requisition of materials and plant
    • Making cost-effective solutions and proposals for the intended project
    • Manage and monitor health and safety compliance
    • Records and registers management
    • Meeting updates and records
    • Ordering & procurement
    • Stock control on site
    • Sourcing Quotes and suppliers for specialized installations
    • Assist with compiling feasibility studies and budgets with Quality Surveyor
    • Variation orders costs and analysis
    • making cost-effective solutions and proposals for the intended project;
    • Staff management
    • Managing Sub Contractors
    • Administration process on site, what do you do?
    • Organising and managing staff and projects
    • Working with and managing subcontractors
    • Managing of site workers
    • Putting systems in place to ensure quality of work delivered
    • Job specific Labour allocation

    Ensure subcontractors and site staff operate in compliance with local construction and safety regulations;
