    Project Manager

    About the job

    • We are looking for an ideal candidate who will be responsible for planning, directing and managing all activities assigned for capex projects to ensure that the company’s objectives, customer satisfaction, safety, quality, production, revenue and profit are met within the prescribed time frame. The candidate will be based at the Sandton Office.

    Focus on the following:

    • Developing and maintaining business case in a MEMO format to client, project schedule and budget for assigned projects from project acquisition through to the final payment of closed projects.
    • Drawing up and ensuring specification for tendering purposes are correct and timeous.
    • Ensuring all Capex projects budgeted are concluded within the specific financial year.
    • Ensures that effective communication is held throughout the project.


    Stage 1:

    • Develop a project brief based on the clients need or available budget.
    • Develop a procurement plan for additional services to the project and advise on the appropriate consultants. This should include a clear definition of their roles, responsibilities and liabilities.
    • Manage the integration of the preliminary design to form the basis for the initial feasibility study.

    Stage 2:

    • Have knowledge of the basic project requirements (time, cost, quality, H&S) and necessary appointments.
    • Understand the format and procedures for cost control and reporting on the project.

    Stage 3:

    • Conduct, manage and record project meetings with the required actions and time management.
    • Manage, co-ordinate and integrate the design by the consultants in a sequence to suit the project design, documentation programme and quality requirements.
    • Manage and monitor the timeous submission by the design team of all plans and documentation to obtain the necessary statutory approvals.
    • Monitor the preparation by the cost consultants of cost estimates, budgets, and cost reports.
    • Facilitate and monitor the timeous technical co-ordination of the design by the design team.

    Stage 4:

    • Select, recommend and agree the Procurement Strategy for contractors, subcontractors and suppliers in line with the organisational procurement policy.
    • Prepare the project procurement programme.
    • Co-ordinate and monitor the preparation of the tender documentation by the consultants in accordance with the Project Procurement Programme.

    Stage 5:

    • Appoint contractor(s) on behalf of the client based on the applicable agreement.
    • Receive, co-ordinate, review and obtain approval of all contract documentation provided by the contractor, subcontractors, and suppliers for compliance with all the contract requirements.
    • Facilitate site handovers with the necessary handover documentation.
    • Establish and co-ordinate the formal and informal communication structure and procedures for the construction process.
    • Monitor, review and approve the preparation of the Contract Programme by the contractor.
    • Monitor the preparation of the contractor's Health and Safety Plan and approval thereof by the Health and Safety Consultant. Ensure that the Health and Safety Plan is implemented by the contractor and that regular audits are conducted to ensure compliance.
    • Expedite, review and monitor the timeous issue of construction information to the contractors.
    • Establish procedures for monitoring, controlling and agreeing all scope and cost variations.
    • Agree the quality assurance procedures and monitor the implementation thereof by the consultants and contractors.
    • Monitor, review, approve and certify monthly progress payments.
    • Receive, review and adjudicate any contractual claims.
    • Prepare monthly project reports including submission to the client.
    • Manage, co-ordinate and monitor all necessary testing and commissioning by consultants and contractors.
    • Co-ordinate, monitor and issue the necessary completion certificates.

    Stage 6:

    • Issue the necessary completion certificates.
    • Manage and expedite the procurement of all operating and maintenance manuals as well as all warrantees and guarantees.
    • Co-ordinate, monitor and manage the rectification of defects during the Defects Liability Period.
    • Manage, co-ordinate and expedite the preparation and agreement of the final account by the cost consultants with the relevant contractors.
    • Prepare and present Project Closeout Report.


    • Be registered with a project management council.
    • Have a good knowledge of the construction industry and track record of projects successfully completed.
    • Understand the basic programming principles and be able to prepare and manage project programmes by using the applicable software.
    • Have knowledge of construction agreements including for professional consultants and contractors.
    • Understand and be capable of managing the project management stages 1- 6 with reference to the following for each stage:


    • BS degree in Engineering, Construction Management, or related field. (ideally Masters Degree)


    • Minimum of five (5) years or more of experience in Project Management or closely related field.
