    Operations Manager

    About the role:

    • The Operations Manager is responsible for overseeing and coordinating the day-to-day operational and financial activities relating to the tower infrastructure portfolio. This role supports the Key Account Manager by ensuring operational excellence across lease management, utilities, billing, recoveries, and vendor payments, while proactively identifying and escalating risks, issues, and improvement opportunities.

    What you will bring:

    • Minimum of Grade 12 or equivalent qualification and/or training
    • Newly qualified CA(SA) would be beneficial
    • Minimum 2 years relevant experience in the property management field
    • Must have Computer literacy: MS Office - Excel Advanced, Outlook and Word

    Key Skills & Experience

    • Proven experience in operations or financial management, preferably within:
    • Infrastructure, telecoms, property, or asset-based environments

    Strong understanding of:

    • Lease management (ground and revenue leases)
    • Utilities management and recoveries
    • Billing, reconciliations, and vendor payments
    • Solid operational mindset with strong attention to detail.
    • Ability to manage multiple workstreams and priorities in a fast-paced environment.
    • Strong problem-solving skills with the ability to escalate effectively and constructively.
    • Experience working with ERP or property/lease management systems is advantageous.

    What you will be doing:

    Operational Oversight

    • Coordinate and support operational teams responsible for:
    • Ground lease and revenue lease administration
    • Utilities management and cost control
    • Billing, invoicing, and recoveries
    • Vendor management and payment processing
    • Ensure daily operational tasks are completed accurately, on time, and in line with contractual and internal requirements.
    • Monitor workflows, volumes, and backlogs to ensure service levels are maintained.

    Financial & Lease Management Support

    • Oversee end-to-end financial processes related to the portfolio, including:
    • Lease payments and receivables
    • Utility recoveries and reconciliations
    • Vendor invoices and approvals
    • Review operational reports to ensure accuracy and completeness.
    • Identify discrepancies, risks, or trends that may impact financial performance.

    Issue Management & Escalation

    • Act as the first point of escalation for operational issues within the teams.
    • Proactively identify key risks, non-compliance, or exceptions and escalate to the Key Account Manager with recommended actions.
    • Support resolution of operational, financial, and vendor-related queries.

    Process Improvement & Controls

    • Assist in implementing and maintaining operational controls, policies, and procedures.
    • Identify opportunities to improve efficiency, accuracy, and turnaround times.
    • Support system enhancements, automation initiatives, and process standardisation.

    Stakeholder & Team Support

    • Work closely with internal teams to ensure alignment and clear communication.
    • Liaise with vendors and internal stakeholders where required to resolve operational matters.
    • Provide guidance and day-to-day support to operational staff without direct line management (unless otherwise defined).

    Reporting

    • Prepare and review operational and management reports for the Key Account Manager.
    • Highlight key operational metrics, risks, and performance issues.
    • Support ad-hoc analysis and reporting as required.

    Strategic Utilities Manager

    About the role

    • Continual focus on the effective management, reporting and optimisation of utility costs and recoveries and effective integration into the overall aims of the portfolio services division. This role is primarily a strategic role focused on strategic initiatives to ensure cost optimisation, cost recovery management, analytics based on usage data and driving enhancement projects both operationally and to improve automation of manual tasks.

    What you will bring:

    • Minimum of Grade 12 or equivalent qualification and/or training
    • 5+ years relevant experience in the utility field
    • Knowledge of South African Municipal procedures and accounting processes
    • Detailed knowledge and experience working with Municipal and Eskom tariffs and bylaws
    • Must have Computer literacy: MS Office - Excel Advanced, Outlook and Word
    • The role is client facing and require excellent communication and influencing skills, and a high tolerance for stress and an ability to calmly understand challenges and creatively direct the team towards problem solving.
    • The role requires excellent planning and organising skills, analytical thinking and attention to details to be able to plan, develop and implement effective processes and systems with a clear picture of the cross-cutting nature of each activity and interface.
    • The role requires a good understanding of utility usage and costs, municipal systems and processes and financial and business acumen.

    What you will be doing:

    • Design, implementation and continual improvement of standard operating procedures and processes to ensure effective utility cost and recovery management
    • Proactively identify opportunities for utilities cost savings and recovery optimization
    • Identify areas for automation and operational improvement and work with third parties (both internal and external) to plan and execute change management projects that will affect operational improvement
    • Oversee and manage special projects for the client including metering rollouts, change management programs, anomalies, expansion and contraction plans
    • Develop and implement effective reporting to the client in line with weekly, monthly and annual reporting requirements giving due consideration to the inter-related impacts
    • Oversee, co-ordinate and report on activities related to the optimisation program/projects.

    Loading Zone Operator

    What will you bring:

    • Matric / Grade 12
    • Experience within the Facilities Management field is preferable
    • Experience in Administration and handling of procedures relating to issuing, receiving and handling of goods

    Interface / Relationships With:

    • Internal: Clients, Supply Store Staff, Mailroom staff, Procurement team, Loading Zone staff
    • External: Client, Suppliers, Service providers, Courier

    What will you be doing:

    Loading Zone Activities:

    • Handle all Loading Bay in & outgoing Activities daily.
    • Control Loading Bay items as requested by Sanlam Security SOP’s.
    • Sorting all Loading Bay items.
    • Receiving of goods from various suppliers.

    Supplies and Mail:

    • Receiving all the supplies / mail in the Loading Bay from different
    • Service Providers.
    • Record all mail / supplies
    • Issuing of Sanlam staff personal courier items.

    Holding Areas Management:

    • Ensure that holding areas are clean and tidy
    • Ensure that all parcels is sent to clients timeously.
    • Ensure good housekeeping standards are kept

    Ad hoc:

    • Complete ad hoc requests by management and the client to assist with the successful delivery of an integrated Facilities Management solution to the client in line with the Service Level Agreement.
