    Technical Manager - Chatsworth

    Main purpose / objective of the position:

    • To plan, direct, coordinate, budget and expense control, projections of all activities concerned with the operational infrastructure and of the portfolio, including OHS, SANS, SLA’s, service, maintenance, repair and replacement of hard building services with Major Projects including but not limited to : Asset Registers, Mechanical, Electrical, Civils, Lifts, Escalators, Generators, Batteries, Solar, Ventilation, Refrigeration, Water and Fire Tanks, Pumps, Risks, Consumption Measurements and Analysis. Assist Operations Manager where required. Administration and Reporting thereof.

    Decision making authority:

    • Decisions are based on knowledge and consultation of theory, practical and systems. They interpret the program laid out by senior management and client by applying material and manpower resources to achieve the objectives outlined in the program and specific to the organizational function.

    Experience / Education:

    • Minimum qualification Grade 12, with Building Science / Project Management / Construction Management or similar technical tertiary qualification. Technical background and technical skills are essential. Own transport and driver’s license. A minimum of 5 years experience in Operations / Facilities Management / Technical Management in large scale retail / commercial / industrial property environment.

    Skills required:

    • Implementation and management of Service Level Agreements; Cost budgeting and control; Administration principles and reporting; Strong interpersonal skills; Strong negotiation skills; Strong Technical skills, Planning, Organising and Time Management; Ability to organise and direct required resources.

    Knowledge required:

    • Sound knowledge of housekeeping principles; Sound knowledge of OHS, SANS and SHE Acts; Basic knowledge of BCE Act; Advanced technical knowledge; Advanced knowledge of costings, budgeting, control, and projections; Working knowledge of Company policies and procedures; Knowledge of relevant statutory requirements; Contract management, Lease conditions including house rules.

    Property Administrator - Soweto

    Main purpose / objective of the position:

    • This position covers both Leasing and Debtors Administration in the Portfolio. To establish and maintain effective support services for the property management functions, primarily the administration of the Agreement of Lease. To create and manage all contracts. To take responsibility for data integrity (building and tenant). The collection of clients rental to ensure healthy cashflow and control of all debtor accounts.     Portfolio Manager - Umhlanga

    Main purpose / objective of the position:

    • To manage a building / cluster of buildings by optimising the building's income stream by establishing and maintaining mutually beneficial relationships with tenants, manage and control personnel, service contractors, repairs, revamps, tenant installations, inspections and general building administration. To contribute towards the development and training of staff within the company.

    Experience / Education:

    • At least 5 years experience in the property / centre management industry. Minimum qualification Grade 12. A Business (marketing) or a property related tertiary qualification or equivalent relevant experience.

    Centre Manager - Sandton

    Main purpose / objective of the position:

    • To manage a centre by optimising all trading opportunities, including lease agreements, and ensuring that the portfolio financial performance remains sound. Optimizing the building's income stream by establishing and maintaining mutually beneficial relationships with tenants, manage and control personnel, service contractors, repairs, revamps, tenant installations, inspections and general building administration. This position will require an all-rounded property professional. Profit responsible.

    Decision making authority:

    Subject to the mandate as received from Portfolio Management:

    • Total expense account of a building including all repairs and service contracts, Project Management expenses
    • Replacement/selling of equipment
    • Allowances

    Experience / Education:

    • 3-5 years experience in the property / centre management industry. Minimum qualification grade 12. A Business (marketing) or a property related tertiary qualification would be a recommendation. Retail experience essential.

    Skills required:

    • Budgeting & Financial Management, Business writing skills (specs & house rules), People management skills, IT literacy (MS Office suite, SAP), Administration skills, Driver's license

    Knowledge required:

    • Property / Centre Management industry (advanced), basic technical knowledge, contract management, elementary financial management, workable knowledge of Company policies and procedures, in depth knowledge of lease agreements, understanding of cost budgeting, basic. knowledge of statutory requirements, general business acumen.
