    Assistant Director of Residences

    Job description

    The Four Seasons Resort Nevis is looking for suitable qualified applicants to fill the position of Assistant Director of Residences.

    The Assistant Director of Residences will report to the Director of Residences. The successful candidate will assist the Director of Finance in the administration of all financial aspects of the Residential operation, to ensure that all local and corporate policies and procedures are observed and to supervise the day to day operation of the Residential Accounting department.

    Also assist the Director of Residences in the review and compliance of all legal documents pertaining to the Residential operation. As well as review, preparation and presentation of the annual Residential Rental Budget and the annual Residential Homeowner Association Budget.

    Responsibilities

    • Planning
      • Attend and participate in all Residential daily and departmental, Accounting departmental and Operations meetings .
      • Meet on a regular basis with Director of Finance, Director of Residences and Residential accounting staff.Assist in deeveloping profit improvement ideas, policies and procedures and implement them with approval of the Director of Finance and the Director of Residences.
      • Assist in ensuring that all areas of the residences are appropriately staffed in accordance with labor standards and legal agreements
      • Ability to assist with the aid of key personnel, strategies and programs to ensure attainment of the residential goals and objectives.
      • Ability to assist with preparation of a comprehensive annual operating profit plan, for all departments in the residential operation . Including Residentail Rental, Residential HOA and Residential a la Carte departments.
      • Capable of assisting in the preparing a capital expenditure plan/reserve study plan.
    • Organizing
      • Provide assistance to Coordinate and manage the day-to-day operations of the residences.
      • Assist in Ensuing all Four Seasons residence Policies and Procedures are followed.
      • Assist in Conducting weekly Operations meetings to discuss operational challenges, opportunities and to improve or maintain an excellent communication flow.
      • Monitor and review the daily labour report and the monthly profit and loss statement of HOA, analyze results and suggestaction when necessary.
      • Assist in Monitoring all standards in the residences to ensure they are in place and enforced.
      • Review and sign all purchase requests, orders to ensure adherence to corporate purchasing procedures.
      • Implement performance planning and review all accounting personnel, according to established performance standards and mutually agreed upon results to budgeted plans.
      • Assist Dir of Residence in preparing documents for and attend HOA Board Meetings.
    • Administration
      • Assist in ensuring that guidelines and legal responsibilities are adhered to throughout all residential operations.
      • Implement and develop training programs in the accounting department to produce in-depth qualified personnel, to ensure continuity of processes, and to prepare for vacancy and/or transfer requirements.
      • Set forth minimum acceptable standards of quality, operation and service as a benchmark point for self measurement.
      • Supervise all accounting personnel in carrying out their operating responsibilities and tasks, coordinating efforts and establishing priorities where necessary.
    • Controlling
      • Control all capital and reserve fund expenditures and ensure the proper guidelines are adhered to and projects are completed on a timely basis.
      • Control expenses based on HOA budget.
      • Control and conduct physical inventory of stocked items in villa warehouse and containers.
      • Actively participate in all appropriate operations committees such as Energy Conservation Program, Safety Committees and Recycling and Board of Operations meetings.
