    Levy Clearance - Durban

    • Trafalgar is the market leader in Residential Property Management nationally.
    • Trafalgar's Durban office requires a self-motivated, dedicated individual for their Shareblock division for the poistion as Levy Clearance and Shareblock administrator.
    • Shareblock experience is relevant.
    • Complete and finalise Share Transfer processes to finality
    • Gather the required information from all parties to draw up the transfer
    • Complete all SARS documents and declaration in line with the transfer
    • Ensuring the Agent and attorneys sign off on all the required documents
    • Always check on outstanding levies and obtain reconciliation of levies
    • Raise fees charged for the transfer
    • Issue Share certificate
    • Ensure CIPC done on Shareblock
    • Ensure al documents are available to the Qdocs administrator
    • Attend to all the Levy Clearance responsibilities

    Take on Specialist

    Job Description:

    • Relevant checks on the New acquired Buildings
    • Submit Bank Mandates to relevant parties
    • Liaise with PMA/Brokers to acquire Insurance Documents,
    • Attaining insurance certificates
    • Ad hoc admin duties.
    • Assisting with getting resolutions signed/ drawing up handover, interest & levy resolutions.
    • Attain & record keeping of all new building staff documents
    • Accounting skills in understanding principles of financial statements
    • Maintaining accurate Sectional Title information/records for each client

    Minimum Experience Requirements:

    • Previous experience in Sectional Title
    • Knowledge of Sectional Title Act and principles of Home owner’s association.

    Minimum Qualification Requirements:

    • Matric
    • Paddocks Sectional Title / HOA Qualification will be an advantage.
    • Computer Literacy (Microsoft Office).
    • Good written and verbal communication skills.
    • Excellent people skills
    • Customer service orientation.
    • Basic bookkeeping/accounting knowledge advantageous

    Building Supervisor/Handyman

    DUTIES

    • To enforce Body Corporate Conduct Rules in the building.
    • To ensure the smooth day to day operation of the Body Corporate Office.
    • Daily inspection of the contractor’s staff on duty.
    • Minor maintenance (plumbing/painting etc)
    • Inspections and reporting of maintenance issues.
    • Act as first point of contact for internal and external clients, owners, residents and Managing Agent.
    • Liaise with Trustees and Managing Agent to handle complaints, requests and queries from owners and tenants.
    • To meet with Contractors that are doing work in the building, to deal with issues of indemnity and liabilities
    • To monitor the movements of contractors in the building for quotation inspections and to provide general support with queries
    • To sign off all job cards of work done for the Body Corporate to confirm work completion.
    • To ensure that the service providers provide a reasonable access control service that is adequate to the building and its residents, in keeping with the Conduct Rules
    • To plan and schedule ahead all routine maintenance activities and identify maintenance issues and report to the Trustees.
    • Ensure service intervals for all mechanical and other
    • Compliance and on call.
    • Reporting and procurement. 
    • Own reliable transport.
