    Leasing Manage

    About the Job

    Position Purpose:

    • Maximise rental income for client property portfolio through strategic planning and the implementation thereof
    • To Negotiate and agree terms and conditions of proposals to lease premises within specified parameters and conclude terms of standard lease agreements, according to the delegation of authority framework as issued by the board of director from time to time.
    • To market lease space in untapped and or undeveloped property spaces in order maximise the revenue potential of the portfolio, including but not limited to retail space, vacant land, industrial space, office space, residential portfolio, mass housing and etc.
    • To satisfy needs of tenants whilst not compromising company position.

    Position outputs:

    • Develop leasing plan in conjunction with relevant stakeholders for entire managed portfolio
    • To provide leadership and oversight of the leasing plan implementation and mitigating where there are any potential risks and gaps
    • Maximise leasing opportunities on new business development
    • Manage market research to retain competitive advantage
    • Ensure all renewal and new leases are timeously negotiated and professionally compiled
    • Maintain positive relationships with all tenants and brokers
    • Compile and distribute vacancy schedule to all potential clients
    • Manage and administer parking leases ( monthly and lease based) – if applicable
    • Maintain and grow tenant relationships / Database
    • Leasing strategy formulated
    • Input provided to in the budgeting process & manage budgets
    • Ensure that all expenditure and income are managed according to approved budget
    • Apply for CAPEX as and when needed
    • Manage pre and post billing process in conjunction with Leasing Officer
    • Sign off all Lease amendment motivation forms where applicable and for further Recommendation
    • Ensure that Leasing Administration Officers and Leasing Officers are keeping tenant files up to date with relevant correspondence

    Qualifications & Experience:

    • Matric Grade 12
    • B degree in a Property related field, Law or Business Management
    • Property Development Program and or related property management qualification advantageous
    • In possession of a valid driver’s license
    • 5 years in a leasing environment
    • Staff management experience

    About the Job

    Position Purpose:

    • Provide administrative support to the Office of the Head of the Foundation and other Portfolio Managers within the Foundation and support the Executive Assistant.

    Position outputs:

    • Respond to basic internal and external queries and requests for information from the Foundation; all such requests will be referred to the Position.
    • Follow-up on the timely submission of reports on behalf of the Head of the Foundation.
    • Compile, disseminate, maintain and electronically file the necessary documentation on behalf of the Head of the Foundation so that information and documentation packages are available for meetings, briefings, correspondence, reports, etc.
    • Prepare Purchase Requests on SAP and liaise with Group Finance for the creation of Purchase Orders and follow through for payment to be affected.

    • Also includes providing backup and support (on request of the Head of Department (Transnet Foundation)) at any meetings to ensure that information or advice is provided to the Head of Department (Transnet Foundation) in the meeting to facilitate informed decision-making.
    • Follow up on tasks and commitments of the Head of Department (Transnet Foundation) so that decisions/actions are tracked and implemented accordingly.

    Qualifications & Experience:

    • Bachelor’s degree or National Diploma in Communications, Marketing and Branding Corporate Communication or equivalent qualification is required.

    • Inventory and asset control for all Portfolios.
    • Determine current trends in efficient office administration and provide a review to management to act on.

    Building Supervisor

    About the Job

    Position Purpose:

    • The role is intended at the oversight of daily operations and maintenance of Transnet Real Estate of both internal and external portfolio; with a primary objective of taking full responsibility for and to ensure that the buildings under his responsibility are maintained in pristine condition. This is achieved by putting in place the Planned Maintenance Programme and responding timeously and efficiently to ad hoc repairs required. The secondary role of the Building Manager is to facilitate communications between the Facilities Management department and the occupants and users of all the buildings, providing solutions for related problems
    • This role is critical in liaising with tenants and service providers, it coordinates and manages maintenance, housekeeping, and security activities, and ensure the facilities infrastructure and assets meet regulatory standards and codes and further assist and engage the Facilities Managers as well as support the property managers in the planning, management and monitoring of all aspects related to the management of the portfolio and inspection of work to ensure that quality standards are maintained or improved. Also, to ensure strong customer relationships are built and expectations are met and managed.

    Position outputs:

    • Coordinating and overseeing regular building maintenance and repairs.
    • Managing and directing cleaning and security staff and activities.

    • Implements all maintenance and general procurement of materials and parts, schedules installations and oversees that such repairs are accomplished in a safe and timely manner.
    • Take responsibility for the maintenance of all critical equipment in buildings.
    • Provide services and support in a high quality, cost-effective manner by motivating the maintenance workforce
    • Maintains accurate records with regard to annual inspection of equipment and general preventative maintenance including rotational work assignment and over-time allowances and staff related matters.
    • Perform quality control checks by checking foyers, building restrooms, hallways, and offices to make sure that trash is taken out, sinks are clean.
    • Inspect the building to make sure that all systems are working properly by checking the heating system, air condition
    • system, hot water system, check for any lights that are not working and for any maintenance requests. Keep an open line of communication with administration.
    • Highlight and report on all minor repairs in building and in grounds as needed, such as repairing, maintenances requests, tenant concerns, installations, etc. as needed. Coordinate with support services that are working on the building and report discrepancies to the facilities department.
    • This position is responsible for the day-to-day supervision of building custodial staff, to include assigning tasks, providing training, and auditing of work performance.

    Qualifications & Experience:

    • Grade 12 Certificate
    • NQF 5 - Relevant technical/construction/trade certification qualification.
    • 3 years’ experience in a technical or management role or possess similar experience
    • Computer literacy skills
