    Residential Sales & Marketing Executive

    Job Summary

    This role is responsible for conceiving of and proposing on-line, on-site or community initiatives which will drive occupancy on each development. Presenting ideas with detailed feasibilities to the board, running approved projects and then reporting on their success and conversion rates once complete forms the backbone of this role.     Real Estate Credit Manager

    Your duties will include but are not limited to:

    • Manage and assess credit applications on property-based deals.
    • Recommend appropriate changes where required to credit applications. 
    • Maintain approval of credit within policy parameters and mandate structures and ensure adherence to credit policy/lending strategy.  
    • Verify pre-sales.
    • Monitor credit quality of regional portfolios.  
    • Monitor that all loans are regularly reviewed in terms of the policy.

    Senior Bookkeeper

    Property Acquisition and Disposal Analyst

    Job Summary

    As an Acquisitions & Disposals Analyst you will be working with the CEO and Fund Management team to understand the valuation of properties and portfolio’s which senior managers identify. You will need to be strong in networking and people relations as you will be sourcing buyers, networking with brokers for pipeline development, guiding marketing material, liaising with financial institutions, municipalities, and other stakeholders to ensure efficient transactions at the best prices. Additionally, you will model property returns and present comprehensive investment cases. On top of identifying deal making opportunities for the Asset Management division, there will be continuous financial reporting (Monthly & Quarterly), leasing auditing and maintenance assessments of existing portfolio under management. You will need to manage the Due Diligence Process adopted by the company from inception to completion. To evaluate prospective acquisitions introduced to the company by way of the preparation of discounted cash flows.

    Requirement 

    • As the ideal candidate, it is required that you have a BCom, B.Sc. in Property Studies, CSA, CA, or other relevant tertiary qualification.
    • You would also have a minimum of 3 to 5 years’ experience directly related to the role of a Property Acquisitions and Disposals specialist.
    • Previous commercial property experience and a good understanding of forces driving the market is essential.
    • If you have had exposure to legal agreements, that will be advantageous. On top of that, a strong Proficiency in relevant computer packages (MS Office) with emphasis on Excel and software packages is required. Although based in Cape Town, travel to properties around the country will be required from time to time.

    Residential Portfolio Assistant

    The role:

    •  Always ensuring client satisfaction whilst working alongside the Relationship manager with the management of their portfolio as per the SLA with the client.
    • You will be responsible for liaising with various stakeholders involved with building maintenance and contractors, as well as requesting payment approvals and processing all relevant payments and reimbursements that have been approved by the Relationship Manager, scheme executives and monthly recurring invoices where necessary.
    • You will need to create journals as instructed by the Relationship Manager to process reimbursements to owners and ensure that all allocations in journals are correct and accurate in relation to the trust accounts. On top of this you will be compiling monthly reports and invoices.
    • Additionally, you must ensure that websites of all complexes are updated monthly. Relevant documentation required for audits must be uploaded to the KSI/Auditors website as well. In terms of insurance, you will need to liaise with insurance brokers for common property insurance claims, complete claim forms, obtain invoices for reports for incidents and ensure that payments are allocated timely and accurately to the correct ledgers.

    The Ideal Candidate:

    • To be considered you will need to have a sectional title certificate (CPMD or Paddocks).
    • Having a degree and homeowners association certificate is advantageous.
    • Also, at least 2 years’ experience as a relationship assistant within a sectional title environment.
    • You would also need to be very proficient in the Microsoft office suite. In summary your knowledge would need to cover; general accounting principles, sectional title legislation, MS Suite and internal software systems like firefly, pastel etc.

    Assistant HR Manager

    Job Summary

    You will see yourself managing employee records, managing HR budgets, and driving cost saving initiatives, compiling monthly management reports, managing new employee orientation, employee evaluations and terminations. Other tasks such as identifying training needs, co-ordinating succession planning and talent management with relevant parties, ensuring application of industrial relations practices, updating and implementing HR policies and procedures as well as driving Union Committee structures will fall on to you.     Requirement 

    • The successful incumbent will need to have a relevant tertiary qualification, a minim of 4 years of experience in similar role, and proven ability in using MS Suite. Experience using MRI/MDA will be advantageous as well as a SAPOA certificate.
