    Real Estate Specialist - Paarl

    What You Will Do – Primary Responsibilities

    • Develop and maintain favorable relationships with new and existing customers through individual account support in order to increase SBA’s revenue through acquisitions and investment programs.
    • Negotiate easements, land acquisitions, lease amendments and other buyout transaction types based on predetermined investment criteria with landowners to realize permanent rent savings, while maintaining favorable relationships.
    • Negotiate lease extensions on sites with shorter maturing ground interests as directed by management.
    • Negotiate permanent rent restructures, conditional rent reductions and new lease terms for non-performing, underperforming or select sites as directed by Management.
    • Manage a portfolio of assigned sites with varying degrees of value to the Organization and prioritize as needed with Management direction.
    • Review and evaluate ground related agreements to identify potential issues and relevant financial considerations to determine best negotiation approach.
    • Maintain high contact rates with customers and monitor all transactions through closing.
    • Coordinate with other departments to facilitate ground area expansions and other site related transactions.
    • Manage assigned portfolio of tower sites and maintain accurate site notes using internal Customer Relationship Management (CRM) software.
    • Monitor and report activities and provide relevant information to management team.
    • Verify the accuracy of payments, expiration dates of ground agreements and other ground interest data of assigned sites. Notify the appropriate departments of any discrepancies discovered.
    • Research basic information for contacting potential sellers.

    Compliance and Leasing Specialist I

    What You Will Do – Primary Responsibilities

    • Re-negotiating New Lease Agreements on operational towers where current terms are unfavorable to SBA.
    • Managing the submission and processing of SG Diagrams with the SG Office (Surveyor General).
    • Management of all property owner-related issues.
    • Managing and maintaining all controlled documents (Trackers and One Drive).
    • Project managing and updating of all Permitting and SG registration progress.
    • Communicating and collaborating with managers, project leaders, and vendors for delivery of permits and SG registrations.
    • Assist with obtaining the landlord's consent in order to bring about the registration of Lease Agreements.
    • Conduct document audits by confirming that current documentation is up to date and done accurately.

    Corporate Counsel I - Paarl

    What You Will Do – Primary Responsibilities

    • Analyze property title and related property documentation to assess the legal feasibility to install telecommunication towers. 
    • Assist with preparation of various risk assessments regarding issues with property title, mortgage bonds, servitudes, and the validity of contracts and restrictive conditions, including alternatives to mitigate and control such risks. 
    • Research and analyze all applicable law sources, statutes and legal precedent in order to analyze and/or form legal opinions and documentation.

    This position is responsible for supporting the Power Manager and Field Operations department.     Essential Duties and Responsibilities

    • Understanding all Health and Safety (H&S) regulations / legislation and ensuring full compliance and making changes to working practices that are safe and comply with legislation.
    • Preparing the H&S manual (regulations) and regularly updating it.
    • Preparing H&S strategies and developing internal policy.
    • Outlining safe operational procedures which identify and take account of all relevant hazards.

    Technical Experience

    Regional Site Specialist I - Paarl

    Your Next Career Opportunity – Regional Site Manager I

    • This position is responsible for the "on site" management of all SBA sites within their assigned geographic area by ensuring that these towers are continually marketed, maintained and repaired and in compliance with industry standards.

    What You Will Do – Primary Responsibilities

    • Perform inspections of all sites
    • Perform site audits to ensure tenant compliance per the lease agreement with changes submitted to corporate for database correction and possible lease amendment; submit documentation. 
    • Perform ground maintenance as necessary to keep site compounds free and clean of debris and vegetation
    • Efficiently manage repairs, maintenance, inspections, security, and operation of all tower assets in assigned area. 
    • Identify, document and report vandalism with reports and photographs. 
    • Carry out repairs, solving problems in the timeliest manner with assigned maintenance vendor in the area and reporting all incidents to Senior RSM. 
    • Perform preventive and corrective maintenance as required at all sites with assigned vendors. 
    • Support the new tenant leasing process by working with the SBA team to analyze applications and perform the necessary due diligence on the site in an effort to approve the application from a physical perspective 
    • Work closely with current and prospective tenants to give them a good customer experience when dealing with our assets 
    • Work closely with our MandA team, where applicable, to analyze potential new tower purchases and provide input as needed on repairs, maintenance and potential lease up characteristics. 
    • Review tenant applications, drawings and issue NTP notices as appropriate 
    • Once tenant completes installation, complete and submit the tenant installation form to corporate 
    • Ability to climb towers and follow all internal and external safety guidelines may be applicable depending on Country 
    • Is capable of performing lighting systems maintenance and repairs 
    • Be familiar with grounding systems and electrical systems. 
    • Comply with the company’s defined HSE procedures and regulations.
    • Responsible for maintaining the company's vehicles and tools in optimal condition and in accordance with SBA policies, if assigned

    What You’ll Need – Qualifications & Requirements

    • H.S. Diploma/GED; and 2+ years of experience in the Wireless Communications industry (field and project management experience preferred) and Contract Management experience.
      • and 2+ years of field operations experience working with site maintenance and repair. 
    • Climbing certificate to be coordinated with SBA Safety Department preferred (depending on country)
    • Must be located in Pretoria or willing to relocate to Pretoria
