    Center Manager - Midrand

    Key Performance Areas (KPA’s)

    • To formalise a strategic plan for the property and make recommendations to the portfolio manager regarding re-engineering, streamlining and risk balancing for the property;
    • To improve the property (upgrades, renovations, development) in order to achieve its maximum potential;
    • To conduct an annual risk and exposure analysis and review of current and potential risks;
    • To conduct a monthly performance analysis of the property in terms of performance against budgets and relevant industry benchmarks;
    • To utilise market research and market intelligence in order to deliver on the marketing strategy to include target market identification, compilation on tenant mix and tenant procurement;
    • To control capital expenditure for refurbishments and improvements to the property;
    • To build and maintain relationship with tenants and prospective users of the property.
    • To align, interpret and implement the actual output of property and lease administration and operational functions with the output expected by business operations.
    • To ensure that property and lease administration is well administered.
    • To ensure the effective management of tenant accounts as it relates to the interaction with relevant stakeholders and functional areas and necessary resolution of relevant issues.
    • To assess staff functions within the respective functional areas and conduct regular performance reviews and effectively manages all reporting staff.

    Job Specific Requirements

    Job Knowledge:

    • General property administration (essential)
    • Commercial/Property law (essential)
    • General Accounting (essential)
    • Operations/Facilities Management (essential)
    • Sector specific knowledge of commercial/ industrial/retail property fundamentals

    Job Experience:

    • 8 Years of Property Relevant experience (Essential)
    • 5 year financial experience in property management (essential)
    • 5 years leasing experience (essential)
    • 5 years management experience (essential)
    • 3 years operational/facilities experience (desirable)

    Education:

    • Grade 12 (essential);
    • Commerce qualification (essential)

    Facilities Admin/Receptionist (Polokwane)

    Key Performance Areas (KPA’s)  

    • Responsible for establishing and maintaining effective communication, coordination and working relationships with company personnel, management, and service providers by:
    • Assisting company personnel and service providers as needed.
    • Keeping management informed of area activities, any significant problems, and cleaning concern.  
    • Responsible for maintaining courteous, professional relations with clients and the public.
    • Responsible for related duties as required or assigned o Request quotes for jobs assigned by Property/Facilities manager.
    • Issue orders by means of IT systems when required.  
    • Call out contractors as and when required. 
    • Collecting outstanding invoices from suppliers. 
    • Monitoring progress on all open/uncompleted jobs.
    • Keeping OHS files updated for Property/Facilities manager.
    • Answering of the switchboard.
    • Diverting calls to the correct person .
    • Taking messages and ensuring that the message is delivered timeously to the correct person. 
    • Attending to clients and ensuring that the person being visited is informed. 
    • Schedule board room bookings.
    • Arranging deliveries and collections of documents.
    • Arranging couriers services.
    • Filing.
    • Sorting post. 
    • E-mails and faxes are routed to the correct department. 
    • Distributing of memos and correspondence. 
    • Assisting with typing when necessary. 
    • Assist Property manager with collecting turnovers, credit control and any other tenant related issues. 
    • Keeping office neat and ordering of stationary supplies. 

    Experience and Qualifications  

    • Grade 12 (essential) 
    • Administrative or technical diploma/certificate will be an advantage 
    • 2 years general administrative experience 
    • 1 year systems experience 
    • Technical property related experience will be an advantage 
    • Customer and supplier liaison experience will be an advantage 
    • Previous experience and / or knowledge of the property industry will be an advantage
