    Sales Administrator - Fourways

    Main Purpose of the Job

    • The Sales Administrator will provide administrative support to the various parties to the sales transaction during the pre – sales and after-sales process, from signature of the offer to purchase to registration of the property and the receipt and processing of commission payments. 

    This includes but is not limited to –

    • Obtaining, collating and uploading supporting documentation,
    • Checking, confirming and verifying information, screening of clients
    • Uploading the sale onto Alchemy, Initiating and instructing processes, and
    • Communicating, noting and reporting on the progress of the sale on Alchemy.

    Key Responsibilities
     

    • Receive OTP’s and ensure that captured on Alchemy and note any suspensive conditions if any on the OTP.
    • Ensure all FICA documentation are in place and that they are uploaded on Alchemy complete and that these documents are uploaded onto Alchemy
    • Ensuring that all transactions are FICA compliant with regards to Pam Golding RMCP process’s
    • Check the screening on all parties and that is corresponds with the FICA Questionnaires supplied by the parties
    • Ensure that agents understand and are trained on the RMCP process.
    • Prepare and send letters to the conveyancing attorney, buyer and seller attaching a copy of the offer to purchase, mandatory disclosure document, annexure and addendums
    • Follow up with all relevant parties regarding suspensive conditions on the sale.
    • Providing reports to branch management on the progress of the sales administration process on a weekly basis or as and when requested.
    • Liaising with all parties in the sales process in respect of amendments, cancellations or whatever matters that may arise before a sale lodges.
    • Once all suspensive conditions are met ; ensure that all sales are captured on alchemy as well as ensuring that all relevant documentation is sent to the conveyancing attorneys.
    • Ensure that sales input forms are completed with accurate commission splits
    • Track and allocate all commissions received once registration process is completed and report to branch manager on expected banking.
    • Communicate with head office finance on commissions received and processing of payments.
    • Any other general office administration as may be required by the branch manager.

    Education & Experience

    • 4 - 5 years working as administrator in Conveyancing department either in real estate company or law firm
    • Minimum Matric Certificate, Secretarial or Business Administration Diploma advantageous
    • Skilled on MS Excel and creating reports therein

    Intern Estate Agent - Sunningdale/ Parklands

    Main Purpose of the Job

    • We are looking for an agent who lives in the Western Seaboard (Parklands / Sunningdale) area. Candidates MUST have a valid driver's license and their own reliable car.  They must also have their own devices (mobile and laptop).

    Key Responsibilities

    • Provide guidance and assist sellers and buyers in marketing and purchasing property for the right price under the best terms;
    • Determine clients’ needs and financials abilities to propose solutions that suit them;
    • Intermediate negotiation processes, consult clients on market conditions, prices, mortgages, legal requirements and related matters, ensuring a fair and honest dealing;
    • Perform comparative market analysis to estimate properties’ value;
    • Display and market real property to possible buyers;
    • Prepare necessary paperwork (contracts, mandates, listings);
    • Maintain and update listings of available properties;
    • Develop networks and cooperate with attorneys, mortgage lenders;
    • Promote sales through advertisements, open houses and listing services;
    • Remain knowledgeable about real estate markets and best practices.

    • Ability to work independently combined with excellent interpersonal skills;
    • Strong sales, negotiation and communication skills;
    • Pleasant and trustworthy;
    • Strong organisational skills, as you may be dealing with more than one property at a time;
    • Willingness to take on responsibility, as estate agents will likely be afforded a great deal of responsibility early on;
    • Willingness to travel and spend time out of the office; a full driving licence is typically required;
    • Understanding of, and interest in, the local property market and the process of buying.
