    Junior Operations Manager - Howard Centre

    Key Performance Areas

    Financial Management

    • To prepare, manage and load the technical budget (Capex and R&M) including forecasts and budget variance reports.
    • To prepare required technical and financial reports and feedback  to management.

    Building Maintenance & Asset control

    • To set and implement planned/preventative/emergency maintenance in conjunction with the Property and Portfolio Managers, as well as disaster and emergency planning
    • To ensure that life cycle planning and preventative maintenance plans over a 3, 5 and 10-year period are set for properties under management
    • To ensure effective asset control by setting and managing the asset register
    • To contribute to the SLA’s for approved service providers in conjunction with the Procurement team
    • To ensure that compliance is maintained with building and statutory regulations
    • To manage and respond timeously to technical complaints and queries received by clients, and identify trends in complaints
    • To manage the relationship with the tenants, including tenant installations and asserting budgetary control
    • To conduct inspections, including technical, housekeeping, service contract and Take on and take back inspections
    • Set and implement planned/preventative/emergency maintenance in conjunction with the Operations Manager 
    • Implement energy savings programs, environmental and sustainability methodology in the portfolio in conjunction with the Facilities Manager 
    • Set and coordinate service level agreements for approved service providers in conjunction with the Operations Manager and the Procurement team 
    • Manage tenant installations including monitoring of their implementation and assert budgetary control - this includes induction of external contractors onto our sites and ensuring that our health and safety standards are adhered to at all times 
    • Manage contract staff and resources as required - this includes providing a set scope of responsibilities for the Handymen under your guidance 
    • Monitor the quality of services rendered by suppliers 
    • Carry-out regular building inspections 
    • Monitor and report on deliverables from service providers with appropriate consideration given to deadlines being met and budget constraints 
    • To manage and coordinate staff activities and deliverables, implementing work schedules and effectively using the company performance and development management system
    • Management of tenant parking bays.
    • To stay abreast of changing technical market trends

    Risk Management

    • Ensure that occupational health and safety standards and other relevant statutory regulations on all sites are adhered to – fire system testing, equipment servicing, signage, equipment registers etc. 
    • Ensure that compliance is maintained with building and statutory regulations.

    Requirements
    Education

    • A Diploma or Degree in Mechanical/ Electrical or Qualified tradesmen (electrician, plumber, boilermaker, etc.)or a certificate in facilities management. 
    • Engineering/ Building Science/ Construction and Facilities Management. 

    Experience

    • Minimum 1 - 3 years of Property or Built Environment experience within a Retail shopping centre environment. 
    • Experience with Solar installations and Generators.
    • Experience in working with Local Economic Development or Business Forums.

    Leasing Consultant (Office - CPT)

    Key Performance Areas
    Leasing

    • To optimise the life span of the buildings by determining the maintenance requirements and the Involvement in the formulation of the optimal leasing strategies for the Office Sector and implementing those strategies going forward
    • Canvas and show potential tenants’ vacant Office space 
    • Deal with direct enquiries on vacant space
    • Deal with prospective tenants’ new lets and renewals, where necessary 
    • Drafting of offers to lease to prospective tenants
    • Deal origination and lease negotiation 
    • Facilitate negotiations between tenants and landlords and ensure that both their needs are met
    • Must negotiate deals to optimize profitability for both new deals and renewals
    • Process letting deals and work with appropriate documentation to complete lease processes
    • Involvement in the tenant’s specification process to co-ordinate costings and related operational management with all role players
    • Ensure premises are fit for tenant occupation
    • Keep abreast of industrial trends (local and international)
    • Build relationships with existing and new brokers
    • Provide accurate property information including vacancies
    • Provide market research and be up to date with trends

    Credit Controller (Retail - CPT)

    Key Performance Areas

    Debtors and collections

    • Collection of all outstanding debts by phoning and, where necessary, sending letters of demands to debtors. 
    • Ensuring that clients billing, and utilities queries are addresses timeously. 
    • Managing the administration on a group of receivable books 
    • Reconciliation of debtor’s accounts 
    • Ensuring that credit notes are passed timeously 
    • Once receipted, allocating any unallocated payments to debtor’s accounts 
    • Preparation of monthly payment query reports on overdue accounts 
    • Monthly submission of arrears and legal reports 
    • Dealing with attorneys, where required, to collect outstanding debts 
    • Acting, when necessary, as a back-up credit controller to other business units if another controller is sick and/or on leave

    Requirements
    Experience

    • Minimum 5 years credit control experience

    Education

    • Minimum Matric
    • Credit management qualification (preferable)

    Property Manager (Office - CPT)

    Key Performance Areas

    Financial Management

    • Prepare and manage budgets
    • Prepare analysis comparing actual income versus budget
    • Prepare monthly reporting on income statements (variances), vacancy reports within the deadline parameters
    • Manage arrears alongside credit controller.
    • Complete monthly projections on income and expenses.
    • Manage utility recoveries & ensure in line with budget.
    • Management of capex alongside the Facility Manager within the levels of authority.
    • Management of legal alongside the credit controller.

    Leasing

    • Market their properties in conjunction with the Letting Division 
    • Ensure their buildings are maintained to appropriate standards
    • Ensure that tenants leases are renewed alongside leasing consultants, rents collected alongside credit controller and that tenants are retained
    • Monthly reporting on GLA / vacancy movements
    • Manage tenant correspondence regarding their tenancy.

    Operations and Risk

    • Management of risk alongside the Facility Manager.
    • Ensure their buildings are maintained to appropriate standards
    • Ensure Tenant take-on and take back are conducted and attended to timeously .
    • Manage  meetings including production of minutes.

    People Management

    • Provide leadership and guidance to  (Property Admin
    • Ensure performance management is done in a consistent way throughout the portfolio.

    Requirements
    Experience

    • Minimum 5 years Property Management experience.
    • People Management experience 

    Education

    • Relevant Degree in Property Studies or any financial Management related qualification.
    • Auxiliary official training certificates will be an advantage

    Junior Energy Engineer

    Key Performance Areas:

    Energy

    • Support the Head of Energy and Head of Efficiency Projects in identifying and implementing energy and efficiency strategies to achieve division targets and goals.
    • Assist in identifying green strategies across the Sustainability Business Unit (SBU).
    • Conduct energy audits and analyze data to identify opportunities for efficiency (as part of the Efficiency Projects Business Unit) and renewable energy (as part of the Energy Business Unit) projects.
    • Collaborate with internal and external stakeholders develop, implement and improve sustainable energy initiatives.
    • Support with the compilation of submission packs for efficiency and renewable energy initiatives.
    • Manage service providers and contractors to ensure successful project delivery and operations.

    Improve and Maintain Operational Excellence:

    • Monitor and report, to various stakeholders, on performance of implemented initiatives (efficiency and renewable energy) by developing and maintaining existing and new systems and platforms.
    • Ensure accuracy and credibility of performance reports by integrating between service providers (utility management companies, GCX, Soltrak, MyBuildings and O&M Service Providers).
    • Support in the execution and management of O&M Service Level Agreements for each operational energy project.
    • Ensure a complete set of as-built project documents for all projects.
    • Assist in registration of clean energy projects to secure green attributes.
    • Collaborate with procurement on strategic sourcing and service provider management.
    • Participate in cross-functional assignments and provide constructive feedback.
    • Identify and evaluate new technologies and service providers to support sustainability strategies.
    • Assisting the ESG/reporting team and project managers with accurate reporting.

    Experience

    • 1–3 years of experience in energy efficiency and/or SSEG projects is compulsory.
    • Experience with energy auditing and performance analysis tools is beneficial.

    Education

    • B-Tech or B-Eng (i.e. Electrical or Mechanical degree) is compulsory
    • ECSA registration (Candidate or Professional Engineer/Technologist) preferred
    • IEPA training – Certified Energy Manager (CEM) certification is beneficial
    • Qualification in Financial Modelling is beneficial
    • Project Management qualification is beneficial
