    Facilities & Maintenance Manager

    Requirement

    Leasing Controller

    Responsibilities

    • A role of this nature will have you responsible for overseeing capturing of new leases and renewals, rent reviews, negotiations and ensuring that all administration is correct. Furthermore, you will be tasked with compiling deviation reports, updating building and tenant status, assisting with asset register reports and assisting with lease audits.

    Requirement

    • This role would suit someone with 5 years of experience in a similar role, 3 years of experience using MDA/MRI and an eye for detail. Additionally, you will need experience in the commercial or retail sector, excellent negotiation skills and a relevant tertiary qualification.

    Residential Sales Agent

    Key Responsibilities include, but are not limited to:

    • Based on site, you will need to drive sales through meeting with clients, cold calling and advertising on relevant property portals. Building relationships, following up on leads and conducting market research are crucial responsibilities. Other tasks such as collecting documentation, liaising with banks, preparing and submitting weekly reports, updating the visitors’ book, and identifying market trends, will fall on you.

    Requirement

    • To be considered for a role of this nature you will need a NQF 4 Real Estate certificate, a valid driver’s licence, and a high quality of communication skills.     Property Debtors Clerk

    Looking after a portfolio of 12 buildings, with up to 500 tenants, the duties for this role will include but are not limited to: 

    • Following up on outstanding debt daily. 
    • Responding to and resolving tenants' queries
    • Drafting and sending out agreement of debt, letters of demand, etc.
    • Working closely with stakeholders such as: Centre Managers, Asset managers, etc.
    • Assisting bookkeepers on coding of bank statements and ensuring correct allocation on tenants' accounts.
    • Ensuring daily receipting is done on time and assisting with capturing when needed.
    • Ensuring monthly billing is prepared and reviewed. 
    • Ensuring any adjustments to accounts are processed correctly and timeously.
    • Preparing bad debts journal entries and obtaining relevant approvals for capturing.
    • Preparing accurate weekly debtors reports for meetings.
    • Preparing of debtors’ or tenants’ reconciliations when required.
    • Analysing and reconciling for the purpose of monthly management accounts and Board Packs. 
    • Accurately monitoring changes in daily / monthly age analysis.
    • Performing Legal Handovers. 
    • Performing any related ad hoc duties. 

    Requirement

    • The successful incumbent will have at least 2 years' experience in a similar position within the Commercial Property space. A Matric certificate is mandatory, however a tertiary qualification in Finance/Accounting or Business as well as proficiency using MDA is advantageous.     Property Security Technology Specialist

    Reporting directly to the Head of Security Operations, your duties will include but are not limited to:  

    • Creating and packaging technology solutions for existing clients.
    • Creating and packaging technology solutions for new clients during bids. 
    • Drawing up quotations and assisting with tender documentation.

    QSR New Business Developer

    Job Summary

    As you will be the only person championing property network development for this exciting new venture, you will need to have significant experience in QSR and a hefty network of landlord / developer contracts throughout South Africa. With the administrative and market planning support of the established real estate team which focuses on larger format offerings, you will be free to be “out on the field,” leveraging your broad-ranging network and delivering on the growth strategy which in in place.  Keeping your finger on the pulse, you will be tasked with conducting market analysis to ensure that you are sourcing and securing the best sites in line with the company brand in a timely manner. Part of your day-to-day, will also include negotiating leases or purchase agreements, ensuring compliance with lease terms, collaborating with the construction team throughout the store development process and overseeing any property-related projects (e.g., renovations, expansions, etc.), ensuring town-planning compliance, managing the day-to-day operations and maintenance of stores as well as developing and managing related budgets. 

    Requirement

    • Gathering no moss, you will be expected to travel nationally and as such your permanent location could be any major city in South Africa. In your arsenal alongside a black book of both small and large landlords, you will have at least 5 years' proven experience in a QSR tenant representation role as well as a qualification in property, business, hospitality or a related field.     Job Summary  

    The primary objective of this role is to sustainably optimise revenue streams, and deep dive the performance of each asset under management in order to provide strategic investment advice to the business. It will see you responsible for managing valuation processes, benchmarking asset performance, approving and monitoring both spend and income, managing all insurance, compliance and other risks, as well as compiling data needed to make transactional decisions. Since you will be expected to add value as a stakeholder on the City Improvement District boards and liaise and negotiate with a number of senior internal and external stakeholders, it is also essential that your written and verbal communication skills are professional and confident. 

    Requirement

    • Only university graduates with a minimum of 5 years property asset management can be considered; at least 2 years of which would have seen you in a supervisory role. This role would suit a commercially minded and pro-active individual with a strong understanding of the financials associated with real estate assets and excellent MS Excel skills.
